i would choose granite because it's a natural stone and i do like the natural variations in the colour. but i believe quartz is easier to clean? so if you use the kitchen heavily...quartz is probably a better choice.

at the end of the day.....it all boils down to how i use the kitchen. I'm not a heavy cooker, all I really want is plenty of counterspace and a big sink. i don't need to chop chicken etc. Blum because I'm vain and absolutely in love with the space tower. my current kitchen does not have a countertop (i just realised after 7 years), just laminated wood.

scope of work? kitchen? Wardrobe? budget? schedule?

the carpenters I know, their schedules are pretty tight now. can only start July onwards.

Can you help me design concealment bunk bed design? :o I have limited space for a 4 rm HDB flat. :o Would like to make it minimalist and spacious as possible. :o

Advise if not for your personal occupation
don't bother with expensive space-saving furniture etc
Your targeted rough types FW Bunk-Bed Tenants WON'T be able to appreciate
Save your $$ bah - just use the ready-made metal/wooden bunk beds/extra pull-out beds - such CAN go into those older BIGGER bedrooms :s22:

then keep the expensive space-saving to only these areas where YOU yourself will live/see/feel for the Minimalist-Spacious Feel/Look
- your own Master Bedroom & MBR Toilet
- the Living Room & Kitchen

You DON'T need to keep looking into your 2 other Tenant Common Bedrooms which will be filled with the 4 bunk/pullout-beds each x 2 rooms = MAX 4 tenants in EACH Room !!!

DO NOT breach the max 9 occupants in 4-room & bigger hdb flats !

You really SHOULD consider the CHEAPER Below $400k 4-rooms in the other estates that I'd listed in my several posts in your other thread
(even some 5-rooms cost in 400k+ region only !)
I like my Circuit Rd etc OLD but VERY BIG 3-room flats where you CAN convert to 3+1 rooms for sleeping !

Come out with a bq/quote based on his requirements.

How much you charge for painting? You dont know his housing type, do you?

How much you charge for installing lights and fans?

3 room $1000
4 room $1150
5 room $1300

I really don't use how not knowing his housing type can make a difference.

Installing lightings is $10 per lighting.
Fan is $90

Lol. You look at what you wrote. 3 room and 5 room, your painting cost, difference how much? So there's no difference?

Obviously a 5 room flat has more lights and fans installation right? And dont these make a difference to the pricing too?

Your painting cost, includes plastering? Max how many colours? How many coats?
