hold it since IPO.... loss or earn......any1 calculate it...LOL..

Life of Saizen REIT had been rocky from birth.

Its IPO price was $1.00 with a 6.5% forecast yield for 2008.
Debut on 9 Nov 2007, it closed at 85c.

The cruelty did not stop there as it continued to plummet.

It closed at 69c on 1 July 2008.
It closed at 42.5c on 19 Sep 2008, representing a 57.5% decline.
It closed at 13c on 30 June 2009, after rights cum warrants conducted in May 2009 at S$0.09 each.

Subsequently, it re-emerged, restructured, and rebirth. In the process, it did handsomely reward believers but only to those who adopted it sometime after the IPO.

By comparision, IndiaBulls Property Investment Trust, which was listed in 2008 at IPO $1, was literally gored to death.

Losses should be narrower after adding the massive 2016 dividends.

For non-sleeping investors, rights-cum-warrants should be added to see actual loss.

Even then also with the 5 to 1 consolidation, you're very likely to be sitting on a 80% loss at least

If I read the table correctly, the 2016 distribution is factored in the 'delisting' price?

Non-sleeping investors who took part in the rights-cum-warrant issue, exercise the warrants may be in the money.

The delisted price
=2016 dividends + actual delisted price
=1.1593 + 0.0340983
=1.1933983

At slightly more than 1.17, the total return was still -65.25% over 8 years. Just as bad, but not as bad as IndiaBulls which was -95% over 7 years. Indiabulls was a total bullsh't from start to end, unlike Saizen.

Indeed, Saizen was a harvest for those who dared to buy.

My return is around 40%
Not bad and not the highest in portfolio but good return for holding it .
Will miss this fellow .
