Other options can be cheaper? Or better location?

take unit #04-02 for example,
launch price = $859,800
bounce out = $1,160,800

price difference = $301,000 ($285psf)

imagine your neighbour #05-02 sell their unit 5 yrs later after MOP, they can sell at $1.16M and make about $295k profit..
but can how much must #04-02 sell in order not to lose money ? $1.25M ?

so if you are the buyer 5 yrs later, will u pay $1.25M for #04 or pay $1.16M of #05 ?

cheaper options but yet better location ? at the rate that the bounced out unit is going for, I don't think so..the next Anchorvale EC will be going ard this kinda pricing or even higher..

Haha. Did you tell that to the prospective hundred palms buyers? Its good to know your genuine thoughts. Let us know what you really think of piermont and sengkang grand after they're sold out too! :)

at the rate that the Hundred Palms and Rivercove bounced out units is going for, probably another 2-3yrs Piermont will also be the same.. its proven time after time that EC bounced out units will sell for higher price.. I have yet to see any bounced out units that is selling below the launching price.. of course, I could be wrong..

Any idea when is the expected TOP for this development? I know official is 2020 Q1.

5 years down the road, it is silly to sell at the bounced out price.
By then, Affinity and another project at ser north ave 1 will be ready, and those are certainly going for more than 1500-1600psf.
MRT will be ready by 2029.
Depending on the economy and the political situation, high chance those buying the bounced out units will not suffer lostl. Still a good buy.

How about for self stay? I believe most ECs are for self stay instead of investment.

If it is for self-stay, any price is justified as long as the owner is happy with the unit / location / floor / feng shui, etc.

the agent was very arrogant and acted as if Affinity was selling like hotcakes. Dont bother to really answer my questions, keep playing with his hp. Look down on people. Frankly speaking this Affinity is not really great in design. I stay around that area and i would invest my money in The Gardens Residences which seems higher class than Affinity.

so sorry to hear tat, but trust me, take it as a blessing in disguise.. if u enter at this price, really good luck to you when u want to exit in future... there are many other options available, but then need to wait 2-3 yrs for constructions.. have u considered Piermont or Ola at Sengkang?

I am buying for long stay as my parents are staying really close by. No girl to buy with me when HPR was launched, so I missed the opportunity.
Based on current market price, HPR is lower in psf (yes, it is higher when it launched) and lower quantum as compared to Affinity/Florence/Gardens. And also bigger space than the private condos.

As for Sengkang, personally, i think the projects there are overprice. No point buying there for the sake of staying in EC or Condo. I would rather look for resale HDB around my area. Having staying in Serangoon/Kovan area, Sengkang is really a "S hit" place (sorry for my choice of word). Not a place to stay in terms of food/convenient/environment/accessibility. I sure i will regret.

Caveat updated up till 20 OCT.

Affinity sold 17 units 1-20oct.
Garden sold 8 units 1-20oct. 5 of it are 1bedder, remaining 3 are 2 bedders. Hence the higher PSF for this month.

So sorry to hear that.. im sure its just one of those black sheep and not all agents are like that..

Totally understand where you are coming from.. i hope u can get your dream home soon in your preferred location.. 👍🏻👍🏻

You aren't wrong for Sengkang, although I practically move around Hougang and Sengkang for >90% of my usual activities.

Punggol is even "cooler", and $1.1k to $1.2k psf even for new launch EC.

I’m also unsuccessful in the recent balloting for HPR, now thinking if regentville is a good alternative as my work place is nearby. Anyone has insight on the value of this older condo holding up compared to getting a resale hdb nearby instead?
