wow! you guys power man! me kiasi will not touch this counter from now on,...

actually, i just increased my cash holding these few days, from 5% to 25%. now with crct, fcot, sph-reit each at 25%... will stay in this cash/stock ratio until next major market event,... umm,.. i mean next trump's major craziness... :D

Analysts are anticipating 37% cut in income if change to Rupiah payment..This uncertainty from the term of rental renewal is a big negative overhang.. More room to fall ?

as long as that us president trump is around, i become short term trader so few shares nia. and sometimes could be 100% in cash.

if you could find another share like this first reit crashed 1/3 in price, but fundamentals intact, i will throw my remaining 25% cash in..

Analysts are anticipating 37% cut in income if change to Rupiah payment..This uncertainty from the term of rental renewal is a big negative overhang.. More room to fall ?

Wouldnt first reit just pay a relatively small price if they have to hedge it themselves

i just felt this sponsor thingy sell off is overdone.

Im actually optimistic that they have more property to invest in other then strictly only indonesian, maybe more to other countries to make them a more stable yield play so they are less reliant on indo inr.

indo is not too shabby either, as im hopeful of a stable currency for INR and indo economy on a whole after jokowi is declared winner for this elections.

macro factors are ok, but then the micro factors maybe not doing so well, but i am leaning towards pros more then cons.

I think they should be good a few years later after things stabilize

So now may be attractive. But dont know whens the bottom

Whats the reason? I thought they have built in escalation

Base rents have built in escalation, but for example, for the Buton property acquired in 2017, it is subject to increase after the initial 5-year period at between 0 to 2% per year, at a rate twice Singapore's CPI growth.

And Singapore's CPI inflation has been very low lately. In year 2018 it was only 0.4% - https://www.singstat.gov.sg/modules/infographics/consumer-price-index

If we assume the other properties have similar base rent escalation conditions, there will not be much revenue growth from rent escalations alone.

Distributable income has grown 1.2% quarter on quarter.

Maybe bb(s) realised this reit is not going to suffer after all from all that talk about moving to Indonesia/change to Rupiah, etc. :s12::s12:
