My personal views after i viewed the 3 showflats last year. I mainly looked at the 2 bedders first all 3 projects.

PE gave me the best impression, quality furnishings, proximity to MRT, the lagoon pool was well designed, good quantum and psf. The grandeur is definitely there, however both the roads beside PE is quite heavy traffic. Layout functional, maintenance 190 for 2BR

SR was good in proximity to MRT, probably slightly further as compared to PE, but the road is tranquil and away from the buzz of the main road; good if you like quiet. Furnishings wise cannot be compared to PE, facilities wise slightly better offerings but the lagoon pool design PE still wins. The design of the 3 skyscraper is well thought and looks sleek. Layout functional, maintenance 240 for 2BR

I viewed JS last and I didn’t get the same ohm when looking at their showroom. Locale wise is really near to MRT and at that time the quantum / psf wasn’t so comparative to PE or SR. Layout slightly poorer as compared to other 2, maintenance higher than 240 for 2BR can’t remember exact

U spoke my exact mind in the above.

I guess thats the reason why out of the three projects, while PE has the most units on offer, sold the most with almost 85% sold till date.

I personally will never buy from China developer 😄

I read somewhere that Qing Jian won several BCA awards. But also read that there was some issues with their recent projects.

I’ve personally only seen their Natura Loft (DBSS) project and I found that quite impressive in terms of design and quality of furnishing compared to the other DBSS around at that time.

Anyone got any experience with this developer ?

With the latest projections that construction costs will go up, will it drive up price of Jadescape towards $2K psf mark.?

Doubt so. Construction alr awarded to contractor for fixed priced. Any additional cost is contractors' loss. Anyway now steel and copper are cheap.

Don't know, I only always hear bad stories about China developer who keen to screw over their customers

Anyway contractor also important, so u should also research on the projects they completed before.

Thanks. Main con has listed mainly HDB and school projects in its portfolio. Should have reasonably decent track record to secure government projects but seems new to condo project.

Actually their booklet also doesn’t have the penthouse floor plan, but I can try to piece together the units to simulate a combined pic to show

this is the piece together floor plan, but I suspect the 2 private lifts can open to inward facing sides then the original lift lobby became usable area on both ends. the centre grand entrance has 2 private lifts coming in:)

But that would be 8 bedrooms instead of 5 :s13::s13::s22::s22:

yes I updated to a more likely layout.
it's a giant dual key unit with double private lifts, entrance hall, giant living room with equal length balcony
2 separate large dining rooms
2 master bedrooms
6 other smaller rooms
6 toilets
2 wet kitchens
2 dry kitchens
I would rent such a unit for $12k if both our sons like to stay with us:)

I think 2 5BR units would be slightly cheaper and easier to sell off separately if needed too
this giant penthouse is for rich and powerful family.
a few months ago we already heard a young couple from THAT country bought 1 of the 2 penthouses:):)

Is it allowed to say buy the penthouse then in the future sell as 2 separate 5BR? Sure gain in psf-wise right?

actually.....Jadescape 5BR all facing north-west de,i also don't know why THAT country investors came to buy up almost the whole block:s22::s22:

the 4BR-suite with private lift is the best unit 4 blocks all facing south(griffin school side) therefore developer join the top floor pairs to form a penthouse, don't think can split to sell but can buy and let 2 sons families live in together:love::love:

I think that the developer printed 2 exclusive penthouse brochures just for the 2 who buys the penthouse units
