Din really see the shoot up for the weekend.. feel like Dakota also won’t really hit 15.. PR also quite positive . Tampines I think end of day may be will about 1.3+- congrats ppl who choose Tampines :D

PR bto actually priced quite high. Only those lucky getting seaview can justify the price. The resale price surrounding PR mrt actually quite cheap compared to this bto price.
The cheap resale are old units. New ones like costa ris are expensive

I actually still dont understand how to see the ratio..i applied 4 room woodland.. but ratio for first time is 3.8 means what?

As I am a co-owner for my mum's house, borrowed some loan from HDB so that I can deduct the monthly loan via my OA, would I still be a first timer for BTO should I applied for it?

PR bto 5rm median $537k vs opposite MRT resale 25yo 5rm ~$575k

Tampines BTO subsidy is more generous but less popular. I think HDB priced in seaview premium to PR.

Yes Seaview housings always cost more

Yes those luckiest who get to select a good view unit will huat big big. But the neighbours without seaview will feel jealous later when their resale price much lower than those with seaview haha

Later gov years later decide to build another bto or condo nearer to sea next to this bto.

Now if got Seaview then worth it but feel opal still way better. In terms of primary sch or location. For opal is towards bedok oredi.
