My ID become more half fk once left with the final touch ups, before final payment. Is that normal?

Many progress checks end up I do instead of him. I’m starting to feel more like the PM. I’m sure it’s because there are many other projects to do but whether acceptable or not, I’m still considering if I should complain.

Same with my ID too. Towards the end of the renovation, it seems like it's his first time seeing the rectifications needed. I wonder if he actually did any site inspection or not.

Is HoeKee a good place to go buy furnishing (showerhead/taps/basin/sink/etc)?

they are prominent, but not exactly value-for-money, look around more there are quite a few other independent stores that gives you more economical options

Hoe Kee also have lazada listings, you can compile a list of items you want and use coupons to buy during 11.11.

Roughly how much time was spent talking to the ID before signing ? Did the IDs' characters do a 180degree ? :s22:

Actually they not that bad. 90% of the project they quite on the ball. Got make mistake here and there, but mostly ok.

Main issue now is cos our resale tile got swelling, so had to hack then lay vinyl over. But now when I walk around, there’s a few places I feel a bit bumpy, and our carpentry got a bit of stain, so I ask them to double check and touch up. So this last 10% taking damn long. (Actually one of them said vinyl won’t be totally bump free, especially since we hack. Anyone know if he is correct?)

Attitude in terms of how they communicate with us still ok. Just that maybe cos we left touch up, they prioritize their floorers and carpenters to other projects.

I wasn’t in a rush before but now I dulan alr. Supposed to handover at the start of Oct.

At least the last 10% they are working on it to resolve?

On flooring ..
BCA has flooring standards saying less than or equal to 3mm gap per 1.2m is ok..

I learn from here and went to google:

Can pm the id firm and name?

I just had finished with renovation in my 3rm resale house. Hacking of wardrobe in masterbedroom, hacking of kitchen, carpentry for new kitchen and 2 built in wardrobe, and parquet tilings and misc stuffs.. all is ard 18k. So far no complaints, workmanship is good, maintaining my expectations also good.

Some ppl say ID is expensive, mark up the price and so on. I think its fairly subjective. A price to some is affordable and to some is daylight robbery. It all depends on each id firm how much they want for their profit margin. Some can be as low as 10% some might ho for 70%. You just got to search and find the correct ones. Luckily the ID that i took is satisfactory and reliable and not the scam ones.

My advice is go look for 3 to 5 quotations from different firms, then compare. Gotta do some leg work on your part, know some basic stuffs so the company cannit con you.

If you want to know about the id firm that I took can pm me.

Negotiating payment milestones

Dear sifus,

I am gonna shortlist an ID firm soon and the final thing which might be a dealbreaker is their payment milestones.

I was told that these payment milestones are actually negotiable. Like instead of the usual 5% upon handover, I can nego to a higher percentage (to so-called safeguard myself from slow and/or unresponsive IDs when it comes to final touch-up etc.). Is this even possible? I mean, the payment terms might be a company policy or something...

Any advice is appreciated.

Thanks sifus.
