Which is higher SES, landed in Seletar or Kembangan?

I know alot of ranjiao lang all stay at kembangan. Literally lost count how many buboh kias all stay there. So I say Seletar ish higher ses cause nearby ish xiao loong territory and can fly private jet at seletar airport.
Those who fly by private jet live in Tanglin / bukit timah gcb areas lah

Serangoon/Kovan has a lot of landed. The estate you mentioned is considered central SG by geography.

Last time in the old days, first landed areas to be developed was district 10 and 11. Then more merchants struck it rich and the development fanned out. These were built in the 1950s.
Singapore old money families own gcbs at Dalvey, Nassim, Belmont, Leedon, Queen Astrid Park and to a lesser extent King Albert Park and Caldecott

Q: if same value landed let's say $15-20m and condo 3000sq ft in orchard, which will you guy choose?

Hmmm sembewang landed got abit is quite messy one......mixed in with the industrial area

Seletar is more secluded and feels more exclusive.

No, confirmed nearby Chiltern Dr, I clearly remember how come this landed super huge like 2 properties merge
2 properties merged is not a very big monster lot. I’ve seen a monster lot that’s not GCB (in one of the established landed estates) that’s 6 or 7 times of a normal lot, with a gigantic pool that’s massive in the middle. The lot length is the length of 8 terrace houses at the side.

In SG to be a GCB, your house can only occupy maximum 40% of the lot, therefore many monster houses do not qualify to be GCB. Also GCB can only be one of these 39 designated GCB locations, they’re all in District 9 and 10.

One of the secluded but nice views condo I like is The Peak at peppys road, near pasir panjang. Really exclusive 1 road leading to the top and can see the sea, come out of the condo is the tree top trail

kembangan still has the Kampong vibe. malay street names (LoR mazuki) and obiang facade. Frankel/Dunbar area higher ses.
selatar off yck road bit more classy

Kembangan landed estate area I went visit once, also has some have industrial estate just beside it. The unit I went to faces the back of some small industrial business or something.

Feels abit lapsup. But if u go inwards to the center it's ok.

No.. East side got cheaper estates like Opera estate and those in Bedok (Kew) and Tanah Meath, these I named are lower tier than Northeast and central landed estates like Serangoon Garden, Kovan and Pemimpin.
opera estate FH is expensive.

east side cheap ones are for both lamded and condo ish loyang lol
