[Discussion] for those of you whom are landlords, how long does it take for you to find tenants once a room is vacant?

I am not the fussy type. I have no choice but I was forced to kick him out. I gave a cupboard and writing table with shelf. Cupboard was not enough. He filled the room with lots of stuff all around the floor of his room and when initially he said he had little stuff. I gave him a shelf in my kitchen cabinet. He left his papaya in it unless it rot and smell. I gave him a shelf in my fridge and he started to occupy it as well as the freezer. Freezer because smelly as he kept crabs in it for weeks. I allowed him to cook and he boiled all sort of food and wet the kitchen floor and didn't clean the stove. All these were corrected later on including wearing slippers in the house. Allowed him to watch TV in living room, but he decided to buy TV and placed it in his room. I had to helped him fix his new TV as there is not picture as it came with no antenna :D Sometimes got to tell him to lower the volume of TV or radio. He fell asleep with TV/radio and light on. He snored when sleeping. He wakes up in unearthly hours to check his US stocks and spoke quite loudly to his sister. He leaves the house with his laptop on and it's irritating with notification bell that I had to tell him off the notification and it's still like that. He dripped liquid along the floor from toilet to his room frequently and it doesn't dry completely even the next day. Must be his medication. Pointed out the stains to him but he said he can't see any stains and told me not to look out for them :D He said it's water drip and I said not water but some kind of liquid that leaves light brown stains and quite sticky. I have to mop the floor regularly but it doesn't help. Somedays I even had to mop with soap for more than 2 hours. He fell when coming out of toilet one day when I was mopping with soap and I had to lift himself up as he can't get up himself. He told me to charge him extra for the mopping and I replied I don't want to mop every and charge extra. Told him to clean the toilet and yet not up to standard. Because of the flooring issue, told him to look for another place as I can't stand walking and feeling stains on the floor everyday :mad:

Sometimes we have coffee and chats downstairs and once I had to accompany him to shop for his needs as he is not familiar with my area. Encouraged him to do exercise as he not steady in walking but he simply can't. Sometimes had to help him to fix his laptop as he can't log in to his Armeritrade. Also noted that he travelled by mrt/bus paying full fare and I had to advise him to apply for concession card. He said he was a retired professional and still attending courses yet not aware the travel concession card :unsure: While renting my place, he still have to pay full rental for his condo in JB due to border closure.
I am sorry but I laughed. It sounded like you had a lot to take care of with a tenant like that. Now I know what kind of tenant not to accept if I ever have to rent out a room. Lol

You should say you politely asked him to leave as it was too much for you to take care of. Not “kicked out”.

We used to rent out our rcr small condo opp mrt quite quickly within a few mths I think. But have since sold it.
Now we have a JB semid which we also rented out in a few mths. Tenant going to fix aircon in living room and paint the gardenwalls at his own cost. He is keen to buy over and asking what price we wanna sell it for.

We r hopeful that prices will rise after RTS is up in 2026.

I am keen to semiretire there but hubby wants to sell.

He told me to charge him extra for the mopping and I replied I don't want to mop every and charge extra.
he think maid service ah, simply throw money to solve problems he created...

Do you all need sign contract when renting out? need lawyer or just send form to HDB?

I had one tenant whom was laughing and talking to himself almost every night. At first, it was just soft mumbling but as time went on, it got worse till he started shouting to himself, and his shouting also included hokkien vulgarities (FYI, this wasn't an elderly but a 25-year old NTU Indon chinese grad on a scholarship). He shouted to himself at 2 am in the morning, or while he is showering in the bathroom or while in the kitchen. Or sometimes he just banged his fist repeatedly on the study table. I spoke to him about it a few times but the behaviour continued. Ever since then, I had been a lot more picky about my tenants.

He shouted to himself at 2 am in the morning, or while he is showing or while in the kitchen. Or sometimes he just banged his fist on the study table. I spoke to him about it a few times but the behaviour continued. Ever since then, I had been a lot more picky about my tenants.

Was it you who brought this up last time, about the tenant who was clean and tidy, and paid the rents on time, but just this weird issue?
Oh, when I first made that previous post, he was only 2 months into his tenancy. I remembered you commented on my thread. Yeah, by the time he reached into his 8th month of tenancy, it had deteriorated quite badly. In fact, by the 4th month, it wasn't just the talking to himself, but other things too, that were a little bit concerning.

Well, things can still go wrong no matter how careful you are. You will never know until living under the same roof.

If you told me, Indo-Chinese NTU student, sounds good, should be no problem, but it just turns out with the unexpected.

I cannot share much since I go through property agents for the 2 properties I have rented out.

what happened in the end? he finished his tenancy?

Hi everyone, newbie future landlord here,

Usually when finding tenant, things in the apartment will not necessarily be 100% new and perfect.

What level of wear & tear is acceptable though? For example:
1. The false ceiling in the bathroom is a bit moldy/cracked. I assume this one I will need to patch and repaint even before listing the unit.

2. Some of the walls in the apartment have some like black scuff marks, we have a wall that has pen markings for my kid’s height. I assume these will need to be touched up/painted over? Challenge is that I don’t have the same colour paint anymore so “touching up” may in fact involve repainting the entire wall.

3. One or two places the cabinets/carpentry have slightly chipped laminate. It should be sufficient for these to point out to prospective tenant and ask him/her to accept?

Find someone willing to accept.
