If you want to put the router outside of the DB box and yet want to have the functional LAN ports in the rooms, you need to have two nearby LAN ports in the living room (or other room).
ONT -- patch panel -- living room LAN port 1 -- main router TP-Link EB810v 10G WAN
EB810v Router 10G LAN port -- living room LAN port 2 -- patch panel -- 10G switch in DB box -- other room LAN ports
You can also use 2.5G switch if you do not need to have 10G wired devices in the rooms
EB810v router 2.5G LAN -- living room LAN port 2 -- patch panel -- 2.5G switch in DB box -- room LAN ports
The previous Nokia all-in-one ONR will have one 10G port and a few extra 1Gbps LAN ports.

Seems that above comments mentioning not much diff between 1gbps and 10 gbps atm, not sure if I shd spend extra per mth to upgrade both my bandwidth and router.

1Gbps is sufficient for most use cases.
However, people may go to 10Gbps plan for different reasons.
1) tech savvy and want to try new things, it has become much more affordable now.
2) the contents and/or WiFi 7 router bundle from Starhub may make the 10Gbps plan cheaper than 1Gbps plan for Starhub users to who need the bundled contents or want to upgrade to WiFi 7 router.
3) have real needs for 10Gbps bandwidth -- only minorities among the users who subscribe to 10G plans.

I remember being amazed when my 512k broadband could download a 3mb file in 30 seconds! LOL but I think the greatest QoL improvement was that can use phone and internet at the same time and no worries about phone bills explodingFor me, 1gbps to 10gbps not much difference. The previous upgrades were a lot more noticeable: 1.5Mbps to 10Mbps to 100Mbps 1o 1Gbps. Our broadband speed upgrade were 10 fold every generation. But the most significant upgrade was from 56k dial up to 1.5Mbps MaxOnline, it was night and day!
