even at 2500psf uptake rate so good. Chuan park is going to be the project wirh the largest absolute number of units moved on launch day for 2024 and the record ocr price, beating jden.
Latest Scala 10yo project mid floor transacted at around 1900psf.

CP 2550psf 10floor translates to around 34% price premium.

Reasonable or No?

Depends who u ask. Scala top 2013, chuan park top 2028. 15 years diff some say $750

So $1900 + $750 = $2650

Again the $50 per year thing is proposed by eric.

All i know is 2500 is market value and it is the price that market can accept, achieve good sales results and at the same time maximise developer profits.

People price in $100 psf/year gain.
2027/8 expecting $2.8k - $3k psf

If really want to sell, wait till CP TOP then sell

If dont need the money js keep for rental…..eventually GoldenHill will match CP resale psf or even exceed 15-20years later

Depends how well goldenhill is maintained but agree that freehold value skyrocket at sweetspot of 25-40 years. Beyond that maintenance may weigh down the project a bit.

Goldenhill is still very young at age 20. Good appreciation path.

I currently reside at Goldenhill Park (GHP), which was developed by CDL and features well-maintained landscaping. While some facilities are dated, we’re enhancing usability by retiling the kids’ swimming pools, following the completion of the adult pool. I hope that the Chuan Park (CP) sales may help boost property values in the area, as I plan to consider an exit in the next 5-10 years. Cross fingers 🙏

It is interesting to deepdive into how people gauge the interest in new launch versus resale. I mean, there are 400-500 buyers in CP today, 2000-3000 cheques, why did none of the buyers / cheques holders go and buy the resales like GHP and scala at today's lower prices than CP?

And 3-5 years later, why would people suddenly go and buy an even older scala / GHP at a higher price than today (since owners are expecting CP to push up the prices), when the majority are already not interested in buying them today.

Go study past 10years transaction and check out how TOP projects pull up nearby resale prices and u will find yr answer

Yes agree! Coz now ghp is testing the market high of 2.35k psf which is 100 more than previous high. It’s always about price gap and past transaction. That why im hoping cp can help to push up the prices in the vicinity. Happy with the demand at this area as i study very hard for it before investing in ghp (coz personally i like circle line for its connection to everywhere ). That said, ghp floor size (wide landscape layout) is bigger and no balcony. Hence, would need a significant gap to appreciate further. Waiting for the end result tonight 😅. Thanks all for the support!

I am praying for EOK to launch at 2.6k psf or higher so that the buyers can come back to buy Chuan :ROFLMAO: anyway i am going to drop drop cheque for EOK to see day 1 price.
you booked CP at 2559 right? you really ready to forfeit 1.25% already?
EOK needs to be 2800 to make CP 2550 worthwhile
if EOK 2600, EOK is still far more attractive.

you do understand that
a) CP is non-GFA harmonized while EOK is GFA?
b) D15 fundamentals is still worth more than D19?
this two will account for the gap between 2800 vs 2550.

if EoK is 2600, EoK Is no brainer.
