You have not heard the story…

my associates went to JS wanted a low floor unit for investment, but I advised him to walk right out of sf on launch day. Developer unwilling to even give him priority queue for multiple purchase with family.

After a while, JS did not sell well and China developer released 2F to 12F at the same price.

my associate thanked me for the advice to walk out, else squeeze bxxxs. For what he could have bought 2F during launch day, others would have been able to purchase 12F.

for the same $$, I advised associate and family to purchase Whistler bigger unit (lower psf) which they did. Not much crowd during launch day and bought what they wanted.

Today, associate always grins from ear to ear as he compares gains from whistler by cdl v Jadescape by China developer if he had bought

morale of story: choose the right project, profit more and no need to get heart attack or squeeze bxxxs because of patterns or games China developers play. There are good projects by non China developers for one to profit from. Anyway, can only buy one. Why let oneself be ‘played’ by developer?

Even EC said he found certain Chinese developers disgusting…

That being said, NOT all new launches by non Chinese developers are good but generally Chinese projects are not the best.
Have you seen any Chinese developed project make it to number one new launch of the year?

Chinese developers already have to deal with a perception/image issue… then a couple of them decide to make things worse with poor quality and strange pricing strategy to burn goodwill further.

Went Chuan Park on paper looks ok, but doesn’t feel as well put together compared to Guoco’s Lentor.

Went Chuan Park on paper looks ok, but doesn’t feel as well put together compared to Guoco’s Lentor.
Yeah so many projects to choose….so why must die die buy China developer ones?

Still sold 4br at 3.5xm, 2.6xx psf (1346sqft)wor

If everyone don't choose.. no such high profit already.

I saw one bernam near top give massive discount. Will chuan park also give whopping 20 % , 30% discount 2 years from now as sales do not seem to move much?

Chuan Park still has a long time before TOP and is 79% sold, likely will clear out unlike One Bernam where sales were really very slow since it launched in May 2021 with only 23% sold on it's launch day.

Many do not think carefully and are easily misled by agents. These kind of agents (not all), I will swat them off and give them a piece of my mind for bad recommendation. They either end up apologising or never call me again after knowing I am no Ah Hai

Actually agents also know there are many Ah Hais around…

600-700sq for 4 bedder OMG… that’s way too claustrophobic. These kind of layout bound to fail I guess.
Hi Lakeview estate is on process to get 80 percent to enbloc .. do u know more about this .. what is ur take on this condo going enbloc

Serious? Didn't they just to a major facelift including painting and colour scheme? Or maybe they are inspired by Thomson view?

Repainting is mandatory regardless whether enbloc or not right since chances quite slim for successful enbloc anyway
