Unhappiness can be caused by many reasons. With so many things ongoing now, don't tell me PG residents are not unhappy even for 1 moment.

You want example, I can tell u tampines. In fact tampines is a matured estate with better property asset enhancement. So what? Look at the overcrowding there. PG is heading to that direction. This is also why WP is fielding another good team there.

So let me just say 1. Say waterway point.
Easily of the best malls in the northeast, central of PG. Have family, children facilities. So nice so nice but when come to look for food, I can't even eat there without waiting for 1 hrs at least. Look at the queue for restaurants. Food court so nice so nice newly renovated but I can't even see an empty seat when I want to eat. Why? The seats are reduced after renovation.
End up many families have to order grabfood for convenience sake. Toilets..so many but still not enough why?
If you drive, you know how dreaded it is just to enter and exit the mall or driveway, I am talking about the period even before they started to build the new line. Now is even worse.
I don't want to even start about the residents staying at waterbay.
If you only want to look at things from outside only, I suggest you go take a walk inside as well.
