Nearly 300 blocks of Singapore’s oldest Housing & Development Board (HDB) flats are entering the final 30-year stretch of their 99-year leases – and data points to a shrinking resale market and flattening prices for these ageing properties.

Asking prices and resale values for the first HDB flats built in the 1960s have held up as the resale market on the whole continued to rise, especially over the last five years. But set against the broader market and compared to valuations, the picture is less rosy.

This is a very easy problem to solve actually. Instead of lease buyback, implement a lease sale instead. Now left 30 years lease tio bo. Then HDB can offer to sell additional 20 years lease then the flats will have 50 years lease now right?
Can the flat really withstand 99 years ???

Why need to worry for them? Quite sure >90% of the owners have fully paid up their flats and have been staying for 'free' for decades

For a flat with remaining lease of 30 years, to calculate the valuation, lets take the monthly rental of such unit at $3000

$3000 x 12 mths x 30 years = $1.08M

The selling price the owner ask for, it is cheap cheap cheap!!!

Mostly those passed away. Hdb buy back and rent to those workers jus like commonwealth 10 storeys till the leftover years. Then tear down.

No, I rather have lease buyback to HDB and opt for first timer selection of BTO around the estate or adjacent estate to slowly move out. Within 30y should clear the block.

Means the owner iron teeth, don't want to sell the flat at a lower price to let go.
If let go o lower price still be needs to buy another at higher price. If he loves the place it is better for him to stay until end of lease...
