So, if assuming can make $400,000 in 15 years because next buyers income cannot exceed $14,000, then $400,000 x 0.86 = $344,000. Divide by 15 years = $22,933 per year or profit. Wait, divide by 2 names for a HDB, each one can only make $11,467/year after waited for 15 years!??? The opportunity cost is tremendous. Omg.☹️😳

Edmwers better not buy such BTOs.🙏😓

Berlayar Residences has a *14% subsidy clawback* and 10-year MOP. Prices range from $218,000 to $788,000 without grants.

The subsidy clawback rate for Berlayar Residences, the first project in the new Berlayar estate forming part of the Greater Southern Waterfront, was set at 14 per cent – the highest so far. The rate for Prime flats in the July sales exercise was between 11 per cent and 12 per cent.

Prime BTO resale price will be further raised by 15% to account for the 10% clawback levy + levy profit.
Not forgetting opportunity cost for wasting an additional 5 years wait compared to last time/standard flats

Confirm the prices will be raised even further on resale market

Yes because you're not a co-owner
Dk if EO considered first timer or second timer if no grants were used.
Did your mother buy a flat directly from HDB before?
If yes, she had used up her first timer status even if she never took grant
If your mum bought resale and never took grant, she's still a first timer
