that area is super huat now. there's the new kempas residence which just top not long ago, across the road, there's the towner towers, behind also got 2 more new BTO coming up. Bendemeer light also got million dollar transaction on their 4 rooms. Not surprised that all the prices there all rise. Best thing is, got no PLH restrictions! after 5 years flip again for more gains.

Priced in for the current HDB $1m - $1.5m level.
Dun think it is priced in yet for the next leg-up to $2m - $2.5m level. Need to wait for another 10+ years for the Prime area BTO to reach MOP.
