Humm to be frank their progress is quite slow. Believe bunka much faster.

But upside is you might get native teachers who mainly speak Japanese so good chance will learn faster.

friend ask me want buy together or not do AirBnb lol...
i thought airbnb is illegal in Japan? i heard from my friend, in Japan, the rental is perpectual, the owner cannot unilaterally just cancel the rent with the rentee.

Not illegal lah... just have to be registered with local authorities
arg... i think im still in the pre-2018 period.

but i know my friend bought and rent to the Japanese people. they tie up with the Japanese agent to help do it, so is legal.

Friend asking if wanna buy together small apartment block and do rental/serviced apartments..... :s13:

All things considered not too expensive... less than 1mil get about 6-10units to rent out
Japan property not too expensive ma..

Many years ago pre-covid, I had friend helping to deal Japan hotel. I previously asked my boss if he interested to buy for company, but my boss say he only interested in Tokyo properties lol.

need consider who will manage the property.

Yeah he gave the returns as around 15% pa.... Don't expect any capital gains.... Occupancy rate is actually full cuz it's just outside Tokyo so it's actually a popular area for Tokyo workers

think just outside of Tokyo, location is not bad already. Friend's property also like 45 mins train ride from Tokyo.

That one no issue since he is in hospitality line and manages many properties all over including jp.... So got the contacts if he wants to
if for investment, why not. just remember that Japan rental laws are quite tenant-protective
