Anyone looking at Landed?

Any recommendation and experience to share for the brand of solar panel used by home owners here? Seriously considering.

My panels are from Trina and inverter is from Huawei.

What you want is to get panels from Tier 1 manufacturers like Trina, Jinko, JA Solar, etc.
Another thing is the solar inverter which converts the DC voltage into AC voltage. Try to get from well established brands.

One important thing to consider is the warranty period of the panels and inverter. My panels come with 15 years product warranty and 25 years power warranty. inverter comes with 10 years warranty.

Another important thing is how will the installation be done and what materials will be used for the installation. If you have tiled roof, then the method of installation is important as well as you don't want to end up having leaks. This is what happened to my neighbour whose roof leaked after installation is done and he ended up replacing the whole roof. So the experience of the installer and methods used is very important in order to not have future issues.

My suggestion is for you to get quotations from a few suppliers and then compare the proposals before making a decision.

Do also note that if your house is physically a 4 storey or higher building, you will need to do SCDF submission to get fire safety clearance as well. Please do not try to save on this portion as insurance will not cover should anything happen due to the installation and you do not have SCDF clearance.

By right no need to open unless you have a choke or need works to be done.

Before my house was torn down and rebuilt, I opened up the IC to take a look and was surprised at how clean it was for a 50+ years house.

So if the IC is constructed properly, there should not be any issues at all. If you get water coming out from the IC means you have a big problem and there's a choke somewhere down the line which could be the pipe leading to the public sewer or in the public sewer pipe.

If you don’t want to pull new cable then best bet is try to get access to the original point behind your cabinet now.

Yeah, I’m thinking of building an aluminium cabinet over the IC (outdoor kitchen area), albeit with removal parts, e.g. drawers and doors that can be detached to allow for access to IC if needed.

just not sure if it’s worth the trouble to do so if the IC needs to be accessed regularly. If it doesn’t have to be accessed regularly then my idea should be feasible. If it has to be accessed regularly then I don’t think I would want to keep dismantling the cabinet

the main incoming cable is connected to the electrical meter and then it should be connected to a RCCB and then a main MCB (which is likely in your DB) before being distributed to the various phases with one RCCB and then multiple MCBs for each phase.

So any new connections must be tapped after the main MCB.
Cos electrical systems must be protected from over current (MCB) as well as leakage currents (RCCB) to be safe for end users.
Above is based on my basic understanding so there might be more considerations on how a proper electrical system in a house should be designed but I guess the main gist is there.
Whether it is possible to tap a new connection from the meter box after the mains is something you will need to consult an LEW and whether he can redesign your house electrical system to cater for this or not. If you have the main RCCB and main MCB within your meter box, then it could be possible.

Aluminum cabinet using aluminum profile/extrusions? Maybe install heavy duty casters with locks such that you can shift the cabinet around if needed.

Normally should be single phase. You can check your single line diagram (which should be in your DB) to confirm and also note whether it is a dedicated point or looped point as well as the cable size that was used.

if it is a dedicated point and uses 4mm2 cables, you can use that for your charger and configure your charger to use 25A max. This will give you about 5.8kwh of charging rate which is not too bad if you do overnight charging. Of cos you need to get an EV charger which can configure the max current as well.

its a newly built up by developer, sold to owner so hence the price
$3000 psf !!!!

The landed market seems to be heating up lately. Quite a couple of transactions closed around my area (D15) at high prices. Inventory looks to be reducing as well. Probably due to the lower mortgage rates spurring it on.

Saw quite a few new developments in the works in D15 as well. one old detached house sold for $9M+ a few months back and now being developed into 2 semi-D. My guess is that each unit should be marketed at close to $10M each.

I even see a 1279 sqft inter terrace in d19 at Paya Lebar gardens being marketed for about 4K psf! Highly doubt it’ll sell at asking price but still, seems pricy.

Not surprising given there's a new corner terrace that was marketed for more than >$10M for ages which was just sold recently. People seeing more value in landed vs paying crazy high prices for 99yrs condo maybe.

Corner terraces are almost as good as semi-D so if the plot size is close to 3000sqf, fetching such high prices is not surprising.

If one can afford the down payment and installments, buying landed is definitely much more worth it even if it is to flip after MOP.
There's this couple/family in D15 who was staying in their semi-D and then bought the other next door newly developed semi-D when it was rebuilt from detached to a pair of semi-D some years back. They opened a small side gate to access both houses from the car porches. The new house seems to be just used as a parking lot as well as party house as I never see the lights on in the house except the other day when they had a house party in the new house.

Rather money is flowing more freely now. With QE this year, expect it to heat up even further.

that area like tai keng, tai seng area very narrow and 1279 is very small. Hard to exit in future. But nothing is impossible.
