Speaking of Havelock Road condos, I saw a lot of agents promoting this River Modern condo at Great World. Thought that place a bit over saturated with the last few condo launches.

Just read about the HDB around Geylang going for $1.3m. Granted its location is very good with old airport market and stadium/suntec nearby, but is this gonna be a common thing for all HDBs? Like condo seems cheap now. So if want to make money buy HDB better w/o all the restriction?

yes that is the trend I have noticed for the past few years as well, it is easier if you have a specific project or area to compare. HDB almost always guarantee to come up on top if you compare using % with condo winning in term of quantum(but the gap is shrinking) example the area I'm looking at resale hdb vs resale condo across 1 road 900k-1m vs 1.5-1.6m all very similar attributes the hdb profit only average $50k lesser despite much lesser outlay.

Like that compare, landed is cheaper based on per square foot build up area.



and by that logic, GCB is even cheaper at $1.8k psf

Is that negative? I am just reporting the transactions. I stay at Lentor landed so personally, I am vested in Lentor area. I am really curious about the exit price for all these units.
