Drove past CTE recently and saw the huge billboard near AMK AVE 5 on the upcoming luxus hills development.

I cant seem to find any information on this at their corporate website.

Anyone with intel on this? I rem the previous Luxus hills release in 2009, inter T was selling at high 4M.

The developer agent told me the inter terrace is starting at 5m+ (999year). Sounds good in today’s market?

hmm, there was a tranche of luxus hills release at around 2017ish, that period i was shopping around for a place.

iirc it was priced at 3+/- mil then.

When I was looking for a place in 2009, luxus hills was priced around 1.6x mil.. I bought a terrace house in Lentor area for 1.3x mil instead. 18xx sq ft vs 16xx sq ft. Spent 400k to do extensive renovation instead. I can choose what to do for my own taste.

serious? 6m for seletar area int terrace?
nearby 10 LUXUS HILL DRIVE just sold for $5.2m last month, TOP in 2018 and same land size at 1615 sqft with 3 storey, developer won't sell cheaper than nearby resale prices

I wonder who are the people buying this. Maybe it is very nicely renovated. 5.2 mil for a 1615 sqft terrace is stupid.... you can get over 4000 sqft semi D at Seletar for slightly below 6 mil. Most of the transacted prices are 5mil though.

standard like pollen collection except the land deed is 999 starting from 18**

solar, electrical appliances, partially furnished, EV charging points, etc...

There is much less transactions in my estate in Lentor and those transacted units conditions can be quite varied as the estate is old. Still the highest transactions in my estate is around 4.4 mil which is lower than luxus hills. Objectively it does look like buying luxus hills might be a better decision because my total cost including Reno is higher? Hard to say without actually going down to view the units transacted. unless I can fetch a higher price for my unit than 4.4 mil.

Luxus Hills has been in development for the last 30 years and released in phases. From my understanding, none of the units have household shelters built in as the project was approved before the household shelter act came into effect.
A relative bought a unit in the early 2010s for about 2.8M if I recall correctly. But no lift for a 3 storey house is not really elderly friendly especially if one is planning for it to be retirement home. Not sure if these new units will come with home lift or not. Also the narrow streets is a parking challenge if you have more than 1 car.

The parking is a nightmare. Been there a few times to visit friend. I cannot imagine driving thru the lanes and confirm headache if opposite you is a rubbish truck or heavy vehicle coming your way

i think doing up one's own place is a much better choice than getting a cookie-cutter design from developer.
the whole purpose of getting a landed property is so u can do whatever u wish, design or function wise.

the roads in that luxus hills estate are horribly narrow.
i cant imagine living there and squeezing with neighbours everyday.

not to mention, the whole feel of the estate is vv crowded and built-up.
