Hiya, I am new here and like to find out on your views on the upcoming EC launch.

Understand it will be launched in Sep/Oct12. Psf ~ SGD720.

I was very close to getting the Twin Waterfall but due to some personal reason, I had to let it go.

I'm eyeing on a 3 bedroom unit to live in. 2nd-timer.

Is it a good plunge? Thanks.

own house to live, as long as you are happy with the place and the available amenities.. whats there to think about..

within budget why not?

It's just hard to secure an ideal house these days. I prefer to live near my inlaws but the HDB resale in that area commands COV of 40k-60k. It's just ridiculous. And BTO is practically out for me as I ain't gonna pay a levy of 50k just because my first HDB was sold years ago (taken grant then).

I'm quite alienated at Punggol (never even lived near there before) but somehow I prefer there to other affordable new EC launches at other areas. I can get used to Punggol.

Will have to see the showroom/price of Waterbay to get the feel, in time to come.

COV of 40k is comparable to the 5% cash down payment for the same EC.

I think we need more background before we can comment.

Since I'm not familiar with Punggol, I went to the site earlier today to recce a bit. From what I see, no empty lands around. Front and back are school fields so I guess there won't be future development, at least at near sight.

Price will be out ~ mid October.

Waterbay EC @ Punggol will be open for booking Mid Oct. Just confirmed by developer this evening.

Any Punggol property will be a good deal as Punggol is the upcoming place. Govt has invested so much funds into Punggol 21. its going to be a "no fail" project :)

zoom in at the rental/sales prices here in Punggol & Pasir Ris (both locations has lots of parks/nature/beach, etc). u will realise buying punggol will give u a better capital gain. furthermore the infrastructure in punggol is not ready as yet, so u will definitely be buying at cheaper rate.

Punggol - love / hate ...those that loves nature and newer cleaner environment will simply love love love punggol. Those that cannot accept its location (NE) will just lament and complain about how "ulu" the town is :)

Total 6 blocks, 17 storeys - total 383 units (latest update)

WaterBay EC @ Punggol - Home

Another hate about Punggol is the proximity to PLAB and the annoying fighter jet noise which new residents only came to realize after moving in...especially unbearable during NDP period..
Fresh air in Punggol is subjective too as we all know that pasir gudang oil n utilities terminal is just opposite the shore...
Else, Punggol is generally a decent place to stay..

Seems like 5 bedrooms are the next in thing for ECs after Dual Keys. :s13:

I think 6 blocks seems decent, for a plot of land which is not very big also.

For 383 units, you don't really get "a lot" of neighbors in some sense. Other recent launched ECs are like 20%-50% more perhaps?

Actually I'm not that excited about the water parks at punggol (is that even what you call it?) :p. But maybe when a kid does pop out then such amenities can be a near playground.

Found out from an agent that 16 Oct (Tue) is the release date of the prices for this EC and that 19 Oct (Fri) is the date for the manual balloting.

Different people will give you different answers.

Depends on your needs (e.g. drive / don't drive).

One factor to consider - Distance to MRT station. Waterbay is about 10 minutes walk (this can differ depending on walking pace) to the Punggol MRT, and I think its about 15 to 20 minutes walk to Watertown.

Heron Bay is not near the MRT station but near to KPE.

Both of these EC developments are smaller (less than 14,000 square meters) compared to other ECs.

There is a thread on My hometown website on "Heronbay vs Waterbay vs Riversails". Riversails, a Private Condo, is included since its just about opposite Heron Bay, and the developer bought the land at a cheap price of less than $300 psf (even cheaper than some ECs) - so the launch price of Riversails could be at the lower end of $800 plus psf.

Check out the views expressed there.

I guess it depends what you deem as "better". Somehow, I don't fancy Heron Bay area so I won't consider it.

Seems like this Waterbay has relatively big balcony. Some people wont like it as it can be almost a dead space.

Near MRT some say is the selling point.
But how near is near? It is about 750 mmter or further.
Walking distance? Yes on a cooling day which SG is mostly hot weather.
How long will it takes to walk from the site to MRT. 15 mintues if you take a normal walk. Those tell you within 10 mintues must be almost running there. I'm quite a fast walker myself.
No LRT nearby.
Any green nearby? No.
Waterway? It is on the other end.
The only thing good is there is a Primary school around. So you can enrol your kid there. Not famous school so sure got place.
Overall will I buy? If you pass on Twin Waterfalls I don't see why you will buy this EC if it is not cheap. If this EC is selling at $700, I will advice you go look at those PC around. Near LRT and the green, the waterway. Price not high too.
And check on QC the developer. You will know how 'good' they are.
The only plus point to me is there is a store room which most compact EC/PC don't have now.

If the price is $750psf for 3 bedroom then really can give this a pass. You see the location is 2 bus stop away from the MRT. How can the selling point be near MRT? Amenties wise you go walk around, it has nothing much around within walking distance. And I mean within walking distance.
Unless the developer give a good concept for this project if not I don't see the value.
There is 2 air con ledge which is about half the size of the balcony. Do you have so many air con compressor to put? So this is dummy place which you can't use.

If this EC is selling on par or higher than Twin Waterfall than selling in 10 years time with decent profit is quite unlikely. Of course unless there is another property shrtage like last 2 years. Do you think the Govt is going to let another 1M foreign to come in? :s13:
There is just too many EC/PC around and this EC really does not have any good selling point at this moment. Let see the full plan when the developer release it. Maybe it will surprise us.
