hmmm ...

the layout is out of words to describe ... weird n unpractical ...

too huge of the balconies
multiple air-con ledges
bedroom width equal to single bed length
...

I agree the balcony is too big. Although ideally I like to have big balcony (for my gardening), I'm just wary in this case it's going to eat into my useful floor space. I can't decide!!

Balcony too big at least u can use.
2 air-con ledges? What for... How many people will use both the ledges?
And 1 of the ledge is not those small type. It is like 50% of the sie of the balcony.

Hi.. I think before you make any decision aside from looking at the actual site. Go to the nearby punggol parks and waterway to take a look and visualize punggol in 5 years time.

A Mega Mall is coming up. In future the rest of other residence in other part of singapore will envy or flock to punggol.

A Mega Mall is coming up. In future the rest of other residence in other part of singapore will envy or flock to punggol.

Good. Keep to your punggol and stay out of the city area so that there is less human traffic.

There are Punggol factors if you really like the waterway.
But as mentioned this EC is not near to the waterway or any green or facilities like shopping mall etc. All the building around walking distance is either school or HDB.
The nearby park you mentioned is 20+ mins walk same for the mall.
Of course if you drive then those things I mentioned above is not far. But if you drive there are 2 other EC coming up during the same period.

In fact (think I mentioned here), I'm not so excited about the government-hyped amenites in punggol. I just want a house, within budget, to live in. I don't want to pay huge levy for BTO nor sky-rocket cov for resale. The 5% down for EC makes more sense to me rather than those 2 mentioned which are not factored into the selling price of the unit.

But of course I still have some preference in terms of location.

I won't advise buying any property now actually not even for home stay.

I think yesterday news has just release the new MRT line. Location if you need near MRT.There is upcoming Woodlands EC as well, I think it is near admiralty estate.

Qingjian's project not value for money as before.

Why not consider the on sale EC "One Canberra" at Yishun/Semb, located in pure praviate residence area with unblock view to canel and landed property, psf only ~700. It is a large project with a lot of facilities.

Not sure if hubby likes sembawang area... Anyway, one canberra launched months ago ya? Still have some good 3-bedroom units I wonder? I googled on psf and looks like less than 700.

I happened to see someone posted before on a site to check on updated number of units sold for each property.

Is this site correct?

Not very sure how to read it... I entered One Canberra and it says 104 records retrieved. Does that number mean amount of units sold so far? Since Jun and it's only 104 units sold? So few?

One Canberra sold abt 270~ units.. If u looking forward to having mrt station within 5-10mins walk, u can look into this project as there will be a upcoming station between yishun & sembawang..

What is the name of the station?
What is the distance from this station? Walking time is subjective.

I think wat he talked about is the Catered Station on NS Line bet Semb (NS11) to Yishun (NS13), called Canberra or Simpang. If it is set up, the working distance is merely 450m from entrance of this EC.

I don't like WaterBay is because it is facing street junction and within HDB block. The land area is so small, so the facility should be very limited...Other cons includes inefficient floorplan layout etc, as pointed by other posts.

Yes, for 3-bedroom unit, both pool facing and unblocked landed property facing are still availiable. 3-DK and 4-Bedroom units are only left few choice units. 4-DK is cleared at first morning of launch.

The layout of the 3-bedroom is much more better than the waterbay. I recomend layout C7 in this project.

The 104 units is for Caveats lodged. This is different from units sold - you can also search for the units sold for each condo development at the same website.

Note that the figures for units sold are updated middle of the month for the previous month. E.g. - For units sold as at end August, you will get the figures from the website in mid Sep.
