How are the units looking ? Happy or dissapointed ? And what's the sentiments of the owners and agents ? Desperate to sell or bo chap you ? What sort of price range will you be offering or low-balling ?

Curious cat wants to know more ! :D

Lately I see a lot of "guide price". When I asked agent what exactly is the owner asking for? He went all vague and said something like "well.. it's the guide price, its all transparent what the units here are selling for... so make an offer based on existing knowledge".

Anything more than 5 minutes IS NOT comfortable for me even with covered walkways.

My parents stay in an area where it's about 8-10 mins walk to the MRT. We can even see the MRT station from our flat. :s13: Looks and sound great in paper but not so fun in reality for Singapore's humid weather. It feels too silly having to walk backwards to take a bus.. and yet too hot and humid to walk that 10 mins !!!

So now it's either under 5 mins walk to MRT for me, or a 2 mins bus stop walk, so I can ride all the way in an air-conditioned bus and stop in front of MRT station.

No point having anything in between. But that's because I can't stand the hot and humid weather. My make-up melts and my clothes get all sticky and I perspire like a pig by the time I get to the mrt station! Leave the house feeling good and glam and reach the station feeling like sh*t ! Some people may find 10 mins walk to the station acceptable and don't perspire that much, just wished I was more like them ! :(

By the way, I see some agents putting down "short walking distance to the mrt" and by short they meant 15 mins ! :s22:

Nb i offered 420k for a 130+ block at lvl 7+
Very spacious living room.

Ok lar, cheapest punggol flats can be found at punggol fields or edgefield plains since most of those houses are around 10-11 years in age.

Those 5 rms usually lease that starts from 2005 or later always sold & hit 500k or more.

Do you guys remember the prices of BTO flats are an all time high 5-8 years ago? Only after GE2011 then the BTO flat prices started to be priced more reasonably.

So those who wish to buy resale flats may want to do in depth research first if not you might be buying those that are sold at very high BTO prices before the price moderation as of late.

There'll be more and more resale flats supply flooding the market in the future so if you have a very pricey unit (unless super good location) it'll be very hard to sell at a good price. Remember every product or service must have a good selling point. In the case of property is PRICE and LOCATION.

Room all square and living room is long n spacious.
5 mins walk to lrt punggol plaza.
-20k grant.

Actually after GE2011 resale prices still rocketing, esp those houses either in prime areas or next to mrt stations.

Never fail to sell at good prices when you look at the records.

420k is a gd deal imo.
I like the floor plan. Only i dun like is the kitchen location. No open concept

It really looks good as it is very simple, squarish shaped rooms

Unlike some flats, here one corner there one corner, all those odd shapes

The obvious cons are far from mrt station/interchange, lack of nearby amenities for that block.

LRT and punggol plaza with NTUC are 5 mins walk away

Bro the 5 mins is unless you walk fast and weather not raining or heavy sun, I used to frequent that area before.

The distance between punggol plaza and blk 138 not exactly close, esp when you carry lotsa heavy groceries and walking back:o

Why not look at certain blocks around 170+ instead?

Yes squarish is good for usage but the doors for both bedrooms and bath 1 are badly position and a hindrance. Written to HDB about it long ago and no reply from them.

Punggol not worth lar.....

Got waterway which could turned out to be smelly at times, mosquito breeding or later become insecticides-polluted waterway.

Somemore near the seletar airbase and it can be quite noisy at times. Punggol is basically a place where most people don't go unless they live there.

Think it's better to just go for sengkang which is nearer to town.
