Hi brothers & sisters

anyone looking to buy this EC? By far I feel this is the best location for EC in Sengkang. I am personally intending to commit to a unit here as my brother lives just across the street. Scouting to see if any potential neighbours :s13::s13::s13:

SK and PG both places have too many EC and PC. If you live around there you will know.
Now every morning if you take MRT, you will see it is very crowded liao. It is already so when there are still a lot of HDB, EC and PC are still under construction. Going into 2018, I don't know what will happen.
The 'relax' and 'recreational' selling points for these 2 area are gone liao.

Looking at the site plan, a lot of units will be affected by the west sun and the unit size really strunk.... Zzz

These 2 estates, exterior wise, looks dull in my opinion.

Looks like just keep on building regardless the demand

"relax" and "recreational" for those nearer to the shores but errrr...with pasir gudang just opposite...

I see the indicative price is not very cheap wor.

Their area is also smaller than Bellewaters. I see a 4 bedroom is around 900k.

Imagine have to fork out resale levy for 2nd timer somemore.

I think I will wait and wait till price drop then buy wahahahahaha. If no drop then I don't buy and stay in my HDB.

The developer of Vales EC are also the developer for Pasir Ris 1 DBSS.

You can read online the issues faced by the Pasir Ris 1 DBSS residents.

No way I can afford an EC but if miracle happens one day and I can, I'd rather get H20 residences. Right next to Layar LRT and has shelter too so you never get drenched.

Higher floor units got nice view of Sungei Punggol and the park connector so lots of greenery. Seletar Mall is just one LRT station away, if weather good, can even walk there. Layar LRT is only 3 LRT stations to Sengkang MRT.

Is the same developer right?
Beside those defects which most can be fixed (some owners said the developers did fill it quite fast), some items which can not be fixed example the corridor design and width. The design of the corridor looks a bit like those 1-2 room HDB which is constructed in the 80s'. The width of the corridor also barely meet the standard.
I think the developer is very important. Some of the developers are receiving more negative comments than others. Need to look out before buying.

Yes, with higher land price, difficult to have low price. I wish that it is lower than Bellewaters but it is just a wish!:)

Yup, upon seeing the name singhaiyi group on the promo site I don't bother reading further. Big no no for me.
