Looking at past and upcoming NOV BTO.

Why got so many 2 room flexi? Nearly 40% of total units for each project.

Singapore got so many singles and old folks wants to downgrade meh? So small how to give more birth?

4Rm already dropped to 86sqm from 93sqm .now still wanna build so many 2room flexi

is not just because of singles and elderly.

the trend seems to be the areas they build a lot of 2RM is in plus and prime projects.

just take berlayar rise in June BTO for example, almost 50% is 2 room. Why? Is it really just because of elderly and singles?

Not really, because if you take a look at the 3rm and 4 rm prices, maybe some couples feel that they can't afford it. 3rm cheaper but not a lot of units so couples may want to try 4 rm, but then 4rm need at least 650k + to get decent floor unit. for couples in their mid 20s who just started out working without this is a big commitment, their CPF may not even have enough for downpayment.

so these young couples can choose to go for a 2rm BTO instead first, stay in a smaller flat with better access to MRT. after MOP then they use their 2nd chance to upgrade to a bigger BTO. Even in HDB calculations and examples you can see they always use couple and families to calculate the finances for a 2rm HDB BTO, which means that is still their main target audience.

you dont see them building as much 2 rm in standard projects.

Where got new couple take 2 room bto. After subsidy, 2 room is like free. And any fresh grad can get 4-5k salary. Combine income 10k. 4rm bto is damn cheap to be honest. Unless u looking at prime area. Other places 450k for 4rm is cheap. 3 rm even cheaper . And grant all that.

thats exactly what i said ?

prime areas BTO 4rm are now getting more and more out of reach for fresh grads. but some may still want to get prime units as near MRT is most important for some people compared to ulu cheaper standard 4 room.

and any fresh grad can get 4-5k salary? what about all the threads and articles saying fresh grads getting harder to even land their first job nowadays ?

btw also using your example of 4-5k salary. a combined income of 9k doesnt even qualify for any grants anymore for BTO except for proximity grant.
