Do you mean that RR and Linq should be roughly the same psf?
Well EC maintains that the premium for a freehold and a integrated project is roughly around 200 psf above a regular condo project in the same area.

I am thinking of two reasons:
Recycle an existing showrom?
Or avoiding showing the actual site since it's very close to the RR and Linq and you will see how close it is...

RR and linq should theoretically trade at same psf when RR lease still has 80 and above years. After when the leasehold drops to 70 or less, linq should then trade with widening premium, subject to how linq condition and construction quality is when it’s 30 plus years old

ya, there's a showroom along Guillemard Road that has been reused.

it was being used to promote Tedge, but now being recycled for another launch.

anyway, noticed Tedge has a Japanese-inspired pool...

Construction quality and also more importantly, maintenance..
So if RR MCST and the stores keep it in good shape, it will remain attractive despite it's age due to the combination of it being a transport hub and the location..
Add a few choice stores and it can be very exciting...

Didn’t know linq is integrated to mrt. Linq should be 15% more than RR. Both sheltered to mrt but one is FH
however, as earlier forumers pointed out, Linq is a boutique development with only ~ 120 units.
boutique developments usually are usually at a discount to larger developments
with 120 units, really limited facilities.

Every freehold these days also 150 units or less… freehold premium should skyrocket soon

Freehold does not have lease decay but it has building decay. Not much building can last more than 100 years and not a lot of people want to stay in an old development.

I think generally, all developments in the area benefit..
Those on a higher floor at RR will have a good view, the lower units will have a nice psf, but no view.
The units on the ground floor were nice, one of the few developments with no PES.. but when I visited the Reef, it had a really nice resort vibe.. that may not be the case with the larger integrated type condos..
