I got a group of 10 friends coming over to sg for holiday.... 3D2N.... Any recommendation for those house stay rental instead of hotels/motel ... Prefer to have just 1 unit.. Thanks .

Chalets or hostels. Lots in the Jalan Besar- Lavender area to check. See if you can get one dormitory that houses 10 in a room.

if one unit, most likely u would be limiting ur choice to the max ...
normal pasir ris chalet, those 2 floor , each nite shld abt 170$
only one bed and below two more mattress
tats what i got few years ago when stayed there

else u can book bigger chalet, maybe aloha ...

for hotel, doubt u can get a room with 10ppl bed
2bedroom is already very hard in singapore context
normally singapore hotel with family room is normally 1queen+1single for 3pax

unless u can find hotel which offer presidential suite, or penthouse
my guess would be maybe at least 1500sgd per nite if there is ...

for hostel, normally u r booking for beds, instead of room
there is no private toilett
their toilet r shared bath room

no private room, hence ur belongings mux keep safely
u might be slping with other ppl too
u have no privacy basically

maybe u can call up hostel, to check if u can rent one whole unit
else u might end up 4pax in room 1, 6pax in room 2, if there r few units of 8beds in one unit

Think spore house rental not legal unless at least 6 mths, if I'm not wrong.
