Hi guys

I was wondering if anyone have experience of living in Japan for more than a year? For work or something?

Curious about the accommodation there as I understand a lot of rules and regulations. I have a Japan friend who can help facilitate the documents.

Right now I'm curious if anyone have been to stay for so long, and what kind of accommodation you stayed? I'm interested in those apartment rental about 30-40m2 size. Will be doing my research soon, perhaps if got expert or people who had done that could guide me along and give valuable advice.

Thank you!

There are people here who work in Tokyo. You can try asking them if you are going there. For other general enquiries, you can PM me and I can try to answer.

Hi kifo

Thank you for offering help.

Currently I'm trying to find an apartment urgently with a Japanese friend.

We can register the apartment under my friend's name and will have a guarantor.

So was wondering if you have any good websites that we can use, I'm just helping out because it is urgent. So maybe if the Japanese websites or agency don't have, I can find something here.

Thanks.

Any other advice about apartment rent is appreciated.

Keen to hear about your experience too.

Could you share more details ?

Is this for work, Japanese language study or personal long term private stay.

Afaik unless you are married, a long term stay visa will may only be given only upon successful application by an employer/institution

Are you planing on living in Tokyo ?

Is your friend a co-tenant or simply helping you ?

What is your budget ? Where do you wanna stay ?

No longer necessary to have a gaijin card but you must register and pay your health insurance from the local city council. That will mean you must get a foreigner resident card.

You will also have to pay local city taxes as a resident. Not sure how it work, but believe it is tied to the amount of income you recieve

What kind of apartment are you looking at ?

Japan generally goes by number of rooms rather than floor area. 1LDK, 2LDK and 3LDK. In Tokyo, sometimes a loft apartment can be cheaper with more space.

Will you be using your home as a Soho ?

Can the apartment be registered as a SOHO if you are thinking of starting up a LLP company in Japan and running it out of Japan.

What is your threshold or key requirements ? Is price the major consideration or is it location ?

Something to help you work through what you want. Understand privacy is an issue here, but your question is really rather vague.

Not sure can you rent without

ID
Hanko
Bank account/collateral/key money
Japanese phone number (050 number don't count)

There are real estate agents who specialise in helping foreign expats, but it appears you are looking at DIYing it and moving fast.

Read on website of someone suggesting airbnb apartment for foreigner. Perhaps get an airbnb apartment first than sort out a longer term rental.

You need to sort out your legal and visa status first.

There are people who used to fly in and out of Seoul/hkg to get 3 month social visit (your normal chop chop at immigration) extensions. Japanese authorities generally turn a blind eye to them but there's always the risk of getting caught.

Airbnb is one option, but few real estate agencies will rent to you if your legal status is not clear.

I can recommend a few locations in the koenji area (near nakano, 3 stations away from shinjuku). That location is very cheap but is earmarked as a potential disaster and fire hazard zone should the big one hit.

1ldk /2 ldk rentals go about 30-42,000 yen a month. Dirt cheap for what is centrally located to waseda and nearby shinjuku.

An alternative would be a room at a share house, cheaper and no need to worry about utilities like internet, water and electricity.

Hi stars87

You seem very knowledgeable.

Actually the apartment will be under my Japanese friend name, I'm just helping in the search, I'll only go there on social visit passes a few times per year.

Looking for apartment 30mins train from Ginza area, <10mins walk from train station.
Per month budget -> about 100k Yen/mth.
>30m2 (prefer 2 separate areas/rooms for 2 beds)

Planning to stay 1-2 years.

Quite urgent (by monday) that's why trying to help. Hotel is last choice coz not much privacy and not good for long stay.

Airbnb, i'll see if got any nice ones and shortlist. But is it good for long stay? Seem not cost efficient too. Stayed airbnb at Tokyo before for holiday, quite ex lol. but most important is it Safe?

Try koenji station. (3 stations away from shinjuku)

Lots of 1ldk for 40000 yen a month there :)

Perfect for a short term home away from home. Meets almost all the criteria.

From nakano(1 station away) theres a toei/Tokyo metro line (the one that ends at nishi funabashi) and it connects to the ginza line.

I lived in Sapporo as a student for a while. Researched Tokyo as I wanted to study in waseda but things didn't work oout

Alternatively, if you must live there next week, can ask the owner of koenji place.

He and his gay partner run a share house and another nice and cosy bnb sort of place.

Can email him here and asked about it before 60,000 to 80,0000 but not sure if they have vacancy now.

Leasing a room may be better. No need to apply for internet, no need to pay water and electricity bills. May have a little more risk for you contract wise though.
