Exactly. The Jade got mall, got mrt, can have sex immediately, Altura still need to wait for 4 yr.
EC buyer can continue to stay in their own hdb without absd until key collection of their altura.

EC buyers will save years of rental while waiting and the logistics of only one home move.

Real profit is more than just the buy price and sell price.

Thats how the resale market work as well. yr own opinion dont matter.
Why just TOP projects got gumgong willing to pay 30% higher than older resale nearby?

If can afford new, why buy resale? Just like car mah. Can buy new Porsche why need to buy used one? Correct?

Exactly. Next to mall noisy; next to mall crowded! Then go buy Altrura lah: no mall, no mrt, not ready, and at higher price (vs LeQuest, Jade).

the location is even worst than some bto in bb west area.

Lucky you are property investor. Theory sala also can become huat kwey. Imagine you invest in equity. Machiam simi valuation based on market, income approach etc, simi fair value fair market value, liquidation value, equity value, enterprise value. 😜! Lose till pant drop

Do you know EC at what kind of location and got what restrictions? Maybe you huat kwey in equites can buy GCB so not need to look at condo. Calculate so many value for what? I close eye buy travel stocks already 2x within 6 months, sold already can buy porsche. :D

Ok la perhaps PC is Lexus, EC is also lexus but with red color plate. which one worth more?

From the recent plus, venti HDB etc, it will be more and more difficult to make money in future. For example if one couple is age 28 and buy a prime HDB. Including build time + MOP time is 14 years. Which means they will be 42 years old. Even if HDB hit a record of say 5room $2m, this couple no hope to flip anymore. From this, I foresee prime resale price to move higher up because indirectly government stopping the new supply.

I won’t be surprise if they make EC rules tighter. For example: income ceiling maybe raise to $18 to $20k but MOP also up 10 years also. But EC may potentially be the new group of giant huat kuey. Although the couple at age 42, they can decouple and buy another one. Prime HDB also got this 30 months wait for private property owners.

At current moment, Ec still 5 years MOP. Haha! So if couple is 28, 9 years later still can flip since age only 37 (prime age)

Actually this ties in well for the increase in retirement age. So loan tenure, age, everything can raise, same goes to MOP. You want ppl to retire late, then your carrot must hang higher ma.

And who knows EC will be the next one kena clawback. Let's wait and see.

No giant huat kuey but produce many dumb small huat kuey also can mah.

Hold on tight to their 5rm prime hdb till 60yo then downgrade to 3/4rm flat and retire. (Mini huat kuey)
1st time EC buyers will be small huat kuey.

Buy Standard flats need to cheong and flip. Either cui or become huat kuey.
Buy Plus neither here nor there……work till 65-70yo then downgrade to 3/4rm flat.

ya have a feeling govt maybe will introduce new EC type. EC Standard, EC Plus, EC Prime.

govt will release more ECs land plots at central locations and near MRT under Plus and Prime. then impose subsidy clawback and 10 year MOP.

actually not bad idea. confirm cool down private new launch market like crazy. imagine can get reserve residences "EC" version at 1500 psf.
