I would recommend to source for designers of the firm you are shortlisting who has plenty of good reviews from customers and then personally request for the ID. Of course you need to know what theme you prefer beforehand as different IDs may have different specialties.
Qanvast did introduce me a few firms and for these IDs, I could not find any review about them. Therefore, not really confident to appoint them.

Most IDs will be quite willing to provide quotes to you. It doesn't take them much time as its is just inputting measurements of your project to generate the quote. However always bear in mind that ID and renovation is still a service, its is not like buying computers or bags which the product is already made and ready. Being a service, and a customised and personalised one there are a lot of intrinsic factors in deciding the outcome of the final product. These includes the chemistry with you and the designer allocated to you, the communication and listening ability of the design to understand what you want, the designer's creativity to execute it, the designer's ability to present it visually for you to review, the relationship between the designer and his contractors for good workmanship and good post-hand over follow up.... a lot of factors. I would say the "human element" often is the biggest make or break in a well delivered renovation project.
It takes he!! a lot of time to do a quotation. Have you done one before? Where got so easy, just input dimensions and you get the price.

Happened to see 3 x solid core melamine bedroom door in my is quotation for about $1400.. are these melamine door better than HPL? Seems like much more expensive? Or these melamine solid door are better hence command the price?

also, I was quote to replace my whole house window to sliding, but now I thinking to get casement type instead, as I understand the latter has better noise and wind insulation? Anybody can advise how much more % casement price should I top up as compared to sliding then is consider fair?

Id also quoted $380 for 1 sk slide and swing door for bathroom. Is the price ok?

Qanvast seems to have a lot of 'self written reviews' lol. I filter their reviews can see lots of fake reviews submitted by a single ID all at one go. All 5 stars. Would not trust it much for credibility.

hi all. do you all check if your eletrical company has LEW license ? and if the LEW license person actually come down and inspect when the electrical work is done?

i understand that installer usually no license, but its required by EMA to at least have LEW licensed personnel to supervise. but i realise that most companies outsource this LEW licensed personnel, and have the license number if you ask for it. but he/she does not inspect or supervise at all. Only if you require LEW submission which cost like extra 1k, then the person will come on-site. and since most residential electrical work doesnt involve LEW submission, most renovation actually does not have any LEW supervision or inspection at all? is that really the case?

hello guys, getting keys to my resale in a month's time.

place is newly mop and pretty well renovated to our liking so not planning to do major renovations.

might look to do some light renovations like

- painting of the place
- re-laminate some of the carpentry (heard of 3m di-noc but not sure whats the cost like)
- maybe change toilet bowl (very undecided on this)
- add countertop in service yard on top of washing machine/dryer

so far these are the stuff we've thought of but not confirm yet as we might want to decide after taking our keys.

my question is, with such small scale items, will it be better to approach individual contractors? if so, any recommendations especially for laminating of the carpentry?
Hi bro

im planning to do the same u did, almost exact same with my new bought mop house. Can share w me the cost u incurred?

I am no expert but thats what i observed so far. Unless it is major work esp big scale industrial or commercial, most residential jobs will be handled be non lew and sign off by lew licenced. The current labour market for electricians in sg is that most electricians with lew licenced are uncles semi retire or alr boss themselves or employees of big companies handling big projects. The ones handling small scale residentials are non lew msians or bangla indians doing the real work. It is hard to find a lew local to do small scale residential esp covid times. Those lew uncles dont have manpower and dont want to do all those hacking works. 🙁

yeap i understand that. but doesn't seems like there is a lew licensed sign off at all, unless you request for lew submission/ SP testing, which i assume most people don't request for their home reno since it cost quite a bit. does that mean there is no lew involvement at all? or did lew licensed person actually "endorse" the job done to to home owner at the end. any idea?

Out of the 4 items i listed, i only painted my place and changed the toilet bowls and stuff.

- got a friend who has a small painting company and he gave me a special price

- i changed 2x toilet bowl, 2x basin, 2x faucet, 1x kitchen sink, 1x kitchen faucet, changed bathroom accessories (basket to hold shampoo etc). the hardware and labour added up to 4k.

- i also changed a big piece of glass partition/door to my kitchen and glass door for 1x toilet shower area for around 4k

i ended up getting separate contractors for every work that i needed to do. a lot of coordinating but i believe i saved quite abit via this route.

Has anyone compiled a list of ID companies/contractors that has sufficient manpower for their job? I guess in current times, sufficient foreign manpower is no.1 priority.

I recently bought very old resale 5 room. I want to hack balcony area cos the wall and floor is slightly bumpy there. Living room i intend to get vinyl flooring overlay cos cheaper than hacking.

Anyone heard of ARTISAN HOMES CONTRACTOR PTE LTD? whether they good or not
