I don't think landlords will decrease rent outright. They rather gib discow like one free month but the base rent remain same or higher

If tenent ish good, why not? Tenant ish already helping Landlord by helping him save agent fee and all the trouble finding a new tenant.. landlord should help himself buy helping the tenant.
