Platform lift is super slow. Ok for 1st to 2nd storey. If 1st to 4th, i walk up and down the stairs faster Before it reached the top.

yes, agree on the cabin part. Quite a safety hazard i find

Face temple directly can buy?
for me, facing a church is still ok, except for the parking woes. facing other places of worship is an absolute no no unless the price is really really attractive and u can use that money to do solid sound proofing and air filtration system.

It may be a sensitive topic esp when it comes to places of worship, so that i am not gg to dive to the issues with these...... u shd have a rough idea of the problems that come with these.

I have found that even believers aren't so keen to stay opposite or anywhere near. If the price is a lot lower, and you intend to stay for decades, maybe, but you also have to look at exit strategy... and will there be takers or will you be lowballed too

imagine the incense, joss paper burning etc

if the temple also houses ancestral tablets/ urns of ashes, even more “yin”

Again as I said, it all comes down to price. Recently a D10 semi D which was on more than 4000sqft land size but located about 30m away from the mosque and facing T junction with an original asking price of $9.5m sold for $7.5m

Not everyone is looking at exiting in 3 years. Lots can happen in an area in 10 years and with prime district land prices continually increasing... the buyer should be able to exit in 10 years with a profit.

What would be considered a reasonable “discount” for negative attributes? Conversely, if in the same neighbourhood and there were two similar condition (age, size, build) houses on the market but one of them had much better characteristics (unblocked, higher ground, facing park etc.), what premium would be reasonable for those better attributes? Just wondering how to think about these things

If I live in D10 near Nanyang Pri and there's a temple next door I'll suck it up, and still demand a premium..
If I live somewhere ulu and there's chanting 24/7, and I need the funds, I'll put a 20-30% discount?

You can demand all you want.... buyers are savvy and will use your unit as a comparison on why they shouldn't pay a premium on your overpriced house and rather buy another house with a similar premium without worrying about a temple nearby.

Ultimately buyers with a budget of >$7m are discerning and have options.

There is this brand new detached, unable to sell for 2 years in the east as the back is a temple… wait for it… and a specific part of temple…

do you know this house has been available in the market since covid (albeit towards the end of it) days? How many property agents have done up their fancy videos, pictures and all the barang barang...

If you look at just the video, it does look like a decent buy... until you go down to the actual site. You can catch a glimpse of it in the video.
