quite surprised your property tax is only 2.5k which is quite low
There’s a revision of property tax computation for 2025 which reduced the amount. It was much higher for 2024.

if it is just pure land the property tax would have been a 5 figure sum. I was charged a 5 figure sum after the expiry of the property tax remission period of 2 years for houses undergoing rebuilt. As IRAS side did not update their AV for my house after my construction was done and obtained TOP, they just charged me based on empty land AV. So I had to write in to raise an objection before they revised the AV subsequently and adjusted the property tax amount.
So for owners planning to rebuilt, die die have to finish in 2 years after house is torn down else be prepared to pay a lot for property tax.

My 3rd storey balcony is about 1200sqft, Incl hacking, waterproofing, skirting and laying of tiles was about 20k. Tiles were from hafary about $5/psf

that is much cheaper than my 30k... I signed up with my old contractor today. around $88k for

1) 1050sqft outdoor balcony 600 x 600 tiles $3.5/psf. Waterproofing. Remove gutter. Hacking. 30k

2) 700 sq feet indoor living / dining with 1200 by 1200 tiles $6.6 psf. Remove indoor railing, hack and make step. 30k

3) Yard kitchen works. Retiling of yard floor. Make 1.2m concrete countertop. A door and 2 windows. 16k

4) Miscellaneous. 4k

5) GST 8k...

Kind of pricey but he said he is giving 5 year warranty. I worked with him 15 years ago and he is still around so...

labour is expensive now and my builder told me cost will only keep on going higher so just do everything nicely now

actually labour cost had gone up ever since COVID.

bulk of construction workers are actually foreign workers so the employers have to house them somewhere. Before COVID, the regulations for foreign workers housing is not as strict as now. Last time many workers can squeeze into a small room and employers can save on lodging. today, regulations are in place to limit how many persons can stay in a room with minimum allocated space per person. with these regulations, dormitory operators have to improve their facilities and the cost of these improvements will get passed down to the tenants (workers' employers) and then gets passed back to the clients.
With each bed space costing a few hundred dollars a month, this just adds to the labour cost. Say each bed space costs $500 per month and your contractor has 10 workers and your project time frame is 12 months. So there will be already $500 x 10 x 12 = 60K added to your contract price to cover this part. Throw in the workers salaries and levies and you're paying a few hundred K for the cost for the 10 workers over the 1 year project.

My property tax is just in. ~$770 for 1616sqft land and around 2200 buildup, top is 1987.
Any more comparison to share?
mine is $1006 for land size of 2143 sq ft.
currently undergoing A&A.
I asked iras if need to inform them after a&a is done, they said as long as it's owner occupied after the completion, don't have to inform them

4600sqft land, build up 5k. property tax this year is 1820. up by 200 dollars compared to last year.
still quite reasonable. I was expecting a few k initially.

My current property tax is 2800 for an old house built in 1970s. Land size 3600 and build up 3500. Planning to reconstruct to about 4500-5000 build up, wondering what kind of increase in property tax I will be seeing

Your house is in prime district? Property tax is based on AV which is based on rental rates.
My build up is about 4k sqf and tax 3k for 2026

do you think i need to write into IRAS to clarify? i didn't because i scare later they come in with even more.

also, i am owner occupied, not renting.

wah 30k property tax is alot. I heard of such amount being my friend very big rebuilt semi D in Holland V area

annual value around 170k? seems a bit high considering land size is not as big.

I believe GCB annual value is 200k plus onwards so if that land side terrace cannot be annual value like GCB.

Better to double confirm with IRAS and whether they quote you the owner occupied rate or not (I heard of cases where the rates non owner occupied but the owner didn't realise it until much later and paid the higher ppty tax)

Did you just finish your rebuilt? If yes, did you inform IRAS that you have completed the rebuilt?
Any rebuilt can only have property tax remission of 2 years. If you did not inform them after TOP is obtained, then after 2 years they will automatically charge you based on empty land valuation.

what you can do is to write in to IRAS and object to their valuation. They will then do a proper valuation of your property based on the completed house instead. If you are on GIRO scheme, they will still automatically deduct the installments until they complete the review the you will have to write in to withdraw your objection.
This was what happened to me previously when my house was already completed but IRAS did not do an update of the valuation and my property tax was more than 10k

Hi, I have an open air well aka mini courtyard.

Opened up during A&A. I was hoping to find a contractor who can help to install something like a electric louvre which can open during non raining days. I reckon that if I install a glass and convert into a skylight, it would be a waste of money to open it initially and defeats the purpose of having plants there.

Yet I am concern with the potential failure /malfunction since it’s electric.

Does anyone know what type of contractor does such product? I don’t seems to find any.

Appreciate your help
