Enblock potential not really important, but at least can hold value and cover my interest expense? My order of priorities: near mrt and <40 mins to cbd, size, amenities, okayish school, and places to walk my dog lol

Bartley residences, as from my comments in this thread... unless you're immune to road noise or don't mind... then the road facing units are out.
Did you view the one facing the road? Was it Botanique at Bartley or Bartley Residences that you viewed?

Noise is probably something to take into consideration when looking for units near to MRT.
A very slight inconvenience to pay for the convenience, whichever way you see it. Unless you or your family members are very sensitive to noise, but for me, I usually do not see it as an issue, since I always switch on the aircon with my windows/balcony doors shut.
Both my old and new places are near to MRT, facing busy road, and my wife and I could still sleep well in the day and night. Taking it positively, the noise just sounds like the rain when I sit at the balcony.
