Hmm, how about other older condos i mentioned? Queens, bishan 8, sunglade?
Or are there any other resale projects that you would recommend? RCR, near mrt, >900 sqft and <= 1.4mil

Those 3 conditions cover a lot of different condo developments. You can do a shortlist on PG then vet through each to see if they check your boxes. Once narrow down a few then can do a more deep dive to study/get opinions etc. Else like that a bit hard

I'm looking at botanique at barkley,Bartly Residences & bartley ridge. 2 bedder.

Bartley residences, as from my comments in this thread... unless you're immune to road noise or don't mind... then the road facing units are out. The development itself looks dated from a maintenance perspective when I walked around last weekend. BUt closeness to MRT is fantastic only thing not much in the way of amenities in the immediate area.

Did you view the one facing the road? Was it Botanique at Bartley or Bartley Residences that you viewed?

Viewed a penthouse unit that faces Bartley Road @ Bartley Residences. Once you open the balcony window the road noise comes in. On top of that, the new BTO is coming up opposite so views will also be partially obstructed

Quiet area for living, if you are concern with traffic noise, just choose pool facing should be fine. Maris Stella and plmgs within 1km (only for botanique and Bartley resi). Opposite bto plots beside maris Stella to have amenities. Near serangoon and Paya Lebar. Along upper Paya Lebar Road, many buses to take.

Noise is probably something to take into consideration when looking for units near to MRT.

A very slight inconvenience to pay for the convenience, whichever way you see it. Unless you or your family members are very sensitive to noise, but for me, I usually do not see it as an issue, since I always switch on the aircon with my windows/balcony doors shut.

Both my old and new places are near to MRT, facing busy road, and my wife and I could still sleep well in the day and night. Taking it positively, the noise just sounds like the rain when I sit at the balcony.

Noise tolerance is different for everyone. I’ve lived in quieter areas all my life and a 4 minute walk from my current place to MRT is convenient enough without the noise. But yes, different folks have different preference and tolerance so best to view and try for yourself.
