Ohh that’s the forum that I just found out via you yesterday. Gave up on reading coz mostly are agents. Not gonna waste time creating an account there.

Really like to be here to hear views from fellow like minded people like you. Glad I found out about this forum. :)


In the earlier days, forums.condosingapore.com was one of the most active property forums.
Honestly, some of my decision making is through that forum.lol.
But unfortunately, most old birds had left and mostly taken over by agents.

How much % of salary are you guys using to service the mortgage? I am not comfortable tanking like 50% which includes maintenance fees.

I use CPF OA solely for Mortgage. No cash TOP up needed. Hence can save for rainy days

Maintenance fees per month $200.

Utilities bills around $40-50pm. Wifi $29. No cable TV.

How much % of salary are you guys using to service the mortgage? I am not comfortable tanking like 50% which includes maintenance fees.

I use about 15%. Which I feel is a comfortable mark to aim for

Honestly, I don't think you have the right finances to jump into a 1 bedroom condo at this moment.

Even for new launch, it will still require a 25% downpayment, of which you at this moment clearly do not have sufficient of. I won't suggest you to clean out your savings just to pay the deposit.

For progressive schedule, keep in mind also, these days the projects can go up really fast so the completion can be months ahead of schedule. And your loan can kick in faster than expected. Once the project TOP, usually you need to pay 6 month of maintenance during key collection plus surveyor fees and the property tax will kick in as well.

You still young and it's good to have a something to work towards. If you buying this as a single, I would suggest you at least have 50% of the property value in cash and CPF before u jump in. This is to ensure you can stay afloat even in any margin call situation or when increase rate goes too high, you have option to reduce total loan amount and use that to better manage the risk.

I have bought a unit for own stay with family too and we subscribe to same principles. Basically you must remember when it comes to private housing, even you buy for own stay you need to think like an investor. For example, what's the location u want? Why condo a and not condo b? Why unit 1 and not 2? Every unit is not perfect, so what's the cons of the one your picked? What's the exit strategy? What's your backup plan if market tanks or interest goes up? Know what you want and don't be influenced by price, because usually star buy units have something quite undesirable and when u have limited budget, you become easy prey for agent to push those to you.

Don't forget, if market really tanks, bank won't hesitate to call u one. They not your neighbors, just sharks.

thank you for your kind advice! i am not looking to enter the market at the moment but just want to learn more so I know where are my checkpoints. I know that it is important to not wipe out my savings so my calculations are based on cash outside of what I have kept as my backup.

Ideally it will be another year or two of savings before I can even start looking out.

I went for resale. Went for a few new launch projects but always no Heng during balloting. One bedder get snapped up quite fast.

Then CM kicks in, downpayment increased to 25%. That’s when I lowered down my Budget and went into resale instead. Good thing can move in quick and am lucky owner let go fully furnished and a few months of rental income.

nice! thanks for sharing. so good that you saved up so much by the time you are 25!

On hindsight, if a person has high monthly salary, there is not much impact from the %.

Hi, I have been reading for a long time but have decided to start a thread now to learn more from everyone here.

I am currently 25 and have been working for close to 3 years. I have slightly more than 20K in cash and about 25K in my OA. I am drawing 4K monthly which is expected to increase in the next few years. I know its not much for now but I will want to kickstart my journey to home ownership.

I am planning to own a 1 bedroom unit before I turn 30. This is for staying and not renting as its my lifelong dream to have my own home. I have done some calculations and it seems feasible.

I would like to seek everyone's advice here regarding my situation and if its an achievable goal. If so, what are things that I need to look out for and prepare?

hello! i believe if you really want to achieve it, you will find ways :) also my pay has also increased since last year so I think im on the right track!

Maybe around 7-8k... to be able to afford a normal condo.. 2 bedder with a mortgage of 2.5-3k per month.

work backwards with the calculation

determine your income
calculate tdsr
work out max mortgage amt
work out max property price
find suitable condo

get a banker and do ipa to work those out

No problem. Just remember when u buy a house it is a long term investment and very unliquid, once you are in, you are stuck so u must be able to weather any storm that comes along the cycle

yes thank you! i will take my time and not rush into any investments without looking at the full picture and having contingency plans

Assuming a car cost you 1k installment every month exclude petrol and servicing and tyres and mishaps and upkeep ?

If conti atas makes 3l - maybe 3k per month

Assuming a condo of 1 million - you make a minimum dp and every month you need to pay about 3-3.5k installments ?

Condo sinking fund - 400 ?

Home items

What sort of lifestyle you need ? and what type of upkeep you do for yourself ? assuming hawker food of 6 bucks per meal x 3 = 18 per day x 31 days = $551 / -

Savings ?

Insurance ?

Investments ?

Parents upkeep ?

Etc ...
