Buying mobo+cpu advise

If I'm only changing my motherboard + cpu + 16gb ram, where's the best place to get a good price?
I'm not sure if Sim Lim's price lists (e.g. Fuwell) for the mobo + cpu bundle has any caveats? (Need to buy WHOLE pc to qualify?)
Or buying them cpu + mobo separately on online stores is a better idea?

Looking to maybe buy 11400 + entry level mobo (say MSI H510M-A PRO) About $393 from Fuwell pricelist, is this a "no stock" price??
Not sure if paying like $200-300 more for 5600x mobo+cpu is worth it. Avg about $600-700. (Depends if mobo is B450 or B550)

My current motherboard (~3.2yrs) is probably dying soon, sometimes I get screen hang, but windows actually still working behind.
GPU is 1 year old Zotac 1660S, unlikely is the GPU. PSU is 2 year old (Seasonic S12ii 520w). CPU+RAM both ~7yrs old... (Can go primary 1 liao. lol)

CPU: i5-4670
MOBO: Asrock H81M-HDS R2.0 (Change before from previous Gigabyte mobo, same CPU. haha)
RAM: 2x 8GB (DDR3... lol)

If the current PC is not having symptoms of dying, I'm basically satisfied with it's performance for my basic infrequent gaming needs, on top of my browser + media usage. So it feels kinda wasteful to whack $500+ to get the "same thing".
Now still can use it to write this post, but never know when it will just hang.. Even when just reading websites.

Random screen freeze could be a SSD/HDD problem. Suggest you try moving the SSD/HDD to a different SATA port and use a different cable.

If you want a new MB, can consider China OEM e.g. https://www.aliexpress.com/item/1005001417804252.html

Probably not a good time to get CPU+MB+RAM combo now with the move to DDR5 expected next year.

Option A:

1) Suggest change the motherboard to either H87/Z87 or H97/Z97 motherboard.
2) Check RAM using Memtest
3) Downgrade the graphic card to GTX 9XX series will be a better pairing.
Than pairing a modern graphic card with a outdated cpu using DDR3.

Option B:
Complete overhaul.

i went there out of no choice but cpu+m/b from Bizgram about $10 more than Techdeals (cheapest from HWZ price list ) but no need buy everything unlike other shops

Yeah, ideally I want to wait for the alder lake and next ryzen to come out and let the dust settle before upgrading. But PC acted up twice this week..

Will try the SATA port/cable idea too when debugging this weekend.

1) 2) ok will factor in to my tests.

3) my 970 died last year, i bought the best bang for buck replacement 1660s ($350). Haha, look at the crazy prices now!

Not really, DDR5 will likely be super expensive when it first comes out. Similar to how it was when we moved from DDR3 to DDR4

i actually didnt believe it at first but this is no longer always the case. now their prices are comparable to other sls shops, not significantly cheaper like they were previously. sometimes can be even more expensive. the one thing i dont like about their price list is that they dont actually list the prices for quite a large majority of parts like ddr4 and cases.

yup usually will be much cheaper when buying as a whole rig and bargaining with them. the last i bought from them is in 2017 so at that point of time they are the cheapest IMO
