I had a TP of 3.20 for this counter. Glad to see it's been breached.

For the longest time, I've think they are worth more than $3.

Sure they have condos in Singapore to sell but it is not a big part of their business.

I believe all property stocks will be hit on Mon due to knee-jerk reaction. So Capland may be affected by association. So if what you say is true, and Capland get sell down, then it may be a good opportunity to buy for those eyeing. (Not vested)

If you guys study chart, Captialand form a "dragonfly" ytd. Duno if this will push up the price a not although new mas regulation out

Ah I see, yes that could be one way that the stock will suffer. My point was more that Capitaland does lots of business in China, and even in Singapore their bigger projects and investments are in malls and commercial developments.

It was quite surprising to me though that according to MAS "more than 45 percent of new residential property loans granted by financial institutions have tenures exceeding 30 years". Who are these people taking these ultra-long mortgages?

The same people who probably can't afford to live in a private condo comfortably and has to stretch their loan as long as possible to reduce their monthly installments.

I'm also surprised - surprised that its only 45%. =:p

I remember when UOB introduced 50-year mortgages and got slapped down by Khaw Boon Wan, there were analyses showing that beyond 30 years the monthly instalment doesn't fall that much, given interest rates are so low. I suspect such things are sold rather than bought. Because these bankers can't discipline themselves the government has to come in and do it.

The garment has forgotten to build more IMH. will be very congested when the mkt corrects itself.

I believe that the main aim of the regulations is to hit those who have buy several properties for investment. In order to reduce their monthly mortgages, they choose a longer tenure such that they can rent out their units and earn money.

I think it is a low projection or information provided to the media.

I suspect the percentage could be much much higher.
