Am looking at units in this older development.

Wonder if anyone is familiar with this residence and would appreciate your comments and opinion on it. What are the chances of enbloc in the next 15 years?

how is the rental demand for this place?

super old flat
existing owners probably would pay heavy maintainence monthly to keep up the flat liao
should enbloc it off ASAP to be honest

Saw propertyguru listing.

Maintenance 220 per month for 3 bedder. I don't know how true.

They advert a plot ratio of 2.1? That's surprising, do they allow highrise to be built here though? They can see halimah on highfloor using a powerful telescope.

it looks like next to CTE entrance,so maybe that's why URA won't allow higher plot ratio?:s22::s22:

A plot ration of 2.1 can build up to 24 storeys if I am not wrong. I think it currently stands at max 12 storeys.

If it's true, 2.1 plot ratio, then TS might be onto something here.

Need to walk very far out to the nearest bus stop or shopping center. But if u got car then no problem, its good cos is in the orchard area. Security is good too cos its next to Istana, u can see police patrolling along the stretch of road

Rental wise can easily rent out cos there are A LOT of KTV thai and vietnam girls staying there. OF course if you got a family with kids, make sure ya neighbour are not rented to these ktv girls

Yup they are still around...

either they got sugar daddy or they convert to FL

i wont be surprise if some of the units turn into a brothel ...

I am looking at either this project or AVA towers. Which one have higher potential of enbloc ??

Never even knew this existed, or its tenant mix.

Should have pretty good en bloc potential. Two small apartments over at the Sophia Road side of the area have just put themselves up for a single tender. Can see how that one goes, to gauge the potential for this one.
