Clementi resale old hdb

Old Clementi HDB resale pricing is sky rocking. Selling minimum 600k to 700k. Left 55yrs lease, not renovated somemore.
Imagine you buy a clementi resale for 700k, stamp duty etc 15k, reno 35k.
Total $750k to live for 55 yrs. Dont talk about the old and ugly outlook of the flat.
Clementi seller trying very hard to find stupid buyer.
What do u think

You can pay 900k+ to get a unit with 90 years remaining lease then. Complain for what?

If it’s an old flat, reno will not be just $35k.

Nowadays it’s at least $50k for 4-room and we are talking about BTO. Resale needs to rewire, change toilet tiles (waterproofing issues).

Or BTO wait 3.5yrs with lots of grant. I mean seller are trying their luck, i see those above 600k still no taker after 3 weeks

If it’s an old flat, reno will not be just $35k.

Haha agree and old flat have issue also. Especially toilet ceiling. Window definitely need to change.

You just have to do more research to know some units are just listed for fun. I have seen units listed for 4 months and it's still there, no drop in price and probably no interest.

Then why would agents continue to list for them? To list on propertyguru needs credits. And it’s not cheap.

BTO 3.5 years happened 30 years ago when I was a teenager. Now it’s at least 5 years.

Pandemic yes 5yrs they going prefab the material building like lego. So it think future will be faster.

I went see 3 units have to sell within 6 months due to their BTO ready. They are waiting to fetch more price. But lets hope they dont get what they wan haha. When 4 months later they have to sell way cheaper

Are you buying..now seller waiting for someone to buy at their set price not mkt price..while ppl selling at 460k,their asking is 520k..now very hot sure can sell ..is matter of time..media keep saying price still increasing.. pushing up at all times

I have seen unit dropping their asking price from 1.21m to 1.13m then get sold, another unit drop from 988k to 930k, still not sold yet. So you can roughly know who are those who really want to sell their units or just list for fun.

They told you they have to sell within 6 months? Why would they do that to give you more bargaining power?

They have gone prefab many years ago. I remember people were worried about the quality of the new flats. HDB assured that quality will not be inferior but it would make the construction faster. In the end slower by 2 times.
