  • Favourable Interest Rate Environment: A series of interest rate cuts by the U.S. Federal Reserve (beginning in late 2024 and continuing into 2025) led to significantly lower mortgage rates in Singapore, now ranging around 2.5% to 2.6%.

  • Strong Domestic Demand: The market is primarily driven by local owner-occupiers and HDB upgraders. Over 100,000 HDB flats reached their Minimum Occupation Period (MOP) between 2019 and 2023, creating a large pool of households looking to transition to private property.

  • Surge in New Launches: 2025 saw a substantial increase in supply, with approximately 11,000 to 11,500 new private units launched. Major projects in prime locations like Orchard Boulevard, Zion Road, and Holland Drive have attracted significant buyer interest.

  • Economic Resilience: Singapore's economy outperformed expectations with 5% GDP growth in 2025. This, coupled with a low unemployment rate of approximately 2.0%, has bolstered consumer confidence and purchasing power.

Oh, and they saw this chart. Property prices in Singapore only one way up. ;)
