I think 5 bedder still not sold out yet. But in current context, 5 bedder below 2 mil should be ok. Somehow got a feeling can still make some profit in resale. My impression of CG location is just another punggol. That also explains CG is much more well received than NG during launch.
For EC, It is always the MSR/down payment that creates the hurdle. Guess most buyers seems to have enough cash/cpf for 4 bedder downpayment.

Right. only the most expensive 1.88m 5br sold

1.88m seems like 1 of the lower priced one.
But the most expensive ones at around 2-2.1M were mostly sold

New launch private condo all around above 2kpsf but ironically lesser downpayment than EC. New EC mostly around 12xxpsf but with higher downpayment due to MSR. If one has a cash/cpf of near 1 mil and qualify for EC, I was wondering whether most will go for 2 condos or one 5 bedder EC.

I think its just different. People likes to put diffrrent things into comparison.

EC- high downpayment but lower monthly. Sustainable. Question is just about are you able to come up with the down payment. When TOP assuming ibterest are not at 4% only means you fork out less than 30% monthly salary which makes things easier.

PC - No need so much down payment but you able to leverage more thus higher monthly payment. This will also mean you will stress beyond what you perceive as acceptable.

At the end, its different and of course if you have no fear of lossing job (assume you want to play the property market) then of course you go with PC.

1.9mil 5 bedder with 966k downpayment means your loan will still be 1mil shared by couple of combined income 16k. If one person lose the job, I don’t see another party of 8k income (to tank 1 mil loan) will be better off than those S1B2.
Ya, maybe I shouldn’t be talking about property leveraging in an EC thread. The objective for EC buyers is quite different from those with leveraging in mind. :o

Usually those who keep complaining about high mortgage rates are worried for themselves. They just hope got more ppl join them in their sufferings. But data shows no one give a damn
No one gives a damn.

That's why it's safe for government and banks to continue raising it. Why say no to more profits right?

If you are SG government, why won’t raise? Don’t tell me they want to be like US and suffer deficit? The land price already give the direction. If government wants property prices to drop, just sell 5 room BTO at $50k. Confirm property and landed prices come crashing

If I SG govt or bank, I also don't want property prices to drop.

The highest profit comes from rising property prices and rising interest rates at the same time.
Loan more, get more interests, earn more. Higher property taxes, higher GST. Good mah.

No la, If lose job, then sell 1 of the property lor.
Then got cash liao.

Some treat the idea of property as a savings plan, with rental helping to cover the interest payments and a small portion of the mortgage as being sufficient.

I think government don't want to control private property price. Just let developer bid and set selling price. They just want to ensure that private property owners are not too over-leveraged.
But for HDB, they will want to control its price so it is still affordable for the masses. Especially after they kanna so much **** for selling $880k Amk BTO. In the near future, probably no more 5 room bto in mature estate liao.
