5-10 years ago is a totally different environment to today.

the question is not you did last time, but what you will do now? EC will still make money at 1.3k psf. How confident is one making money at 2.2k psf in ocr.

If CG was a PC, easily 2k psf average

No way, agents are going to use that as a base to ipsell their ccr/ rcr if that happened.

I think probably made the most money.
Yes, if want to buy EC, it’s always wiser to buy the bigger the better, since already kenna locked for 8-9 years. Bigger size Cfm more profit. Try not to go for those 2/3 bedder if can stretch a bit more. Either go big or go home. :o
Eg. The owner who bought city life @Tampines 3.8xsqft already transact 3.2mil last year. Imagine the one who bought the super size penthouse (4xxxsqft) at city life at 2mil 8-9years ago, likely can transact at 4mil if sell today.

agree. I regret not buying 4 bedder. That time just started work a few years, scared budget not enough. If I had to do it again, I confirm go 4 bedder. No need so scared.. because your dual income will still go up during the 3-4 years of building.. after that got kids etc. 3 bedder also don’t feel enough space.

My fren wants to buy signature resale but can’t find any bigger 4 bedder listings. Only one compact 4 bedder listing nia.
Even for my peasant condo I’m staying now, not a single 4/5 bedder listing seen.
Can see the demand for bigger size units in heartland area still quite healthy.

Bigger size with comfortable quantum range I think still very sought after. If anything exceed 3.5-4 mil for condo, buyers will be lesser and more cautious. Of coz FH landed is different story. :o

Ya, That’s why I stated quantum for condo should not exceed 3.5-4mil. Coz a number of buyers may then look to FH landed instead.
I thought FH landed easily $6m. $3-4m probably get 99 years landed only. One of my friend bought a terrace. After tearing down and rebuilding, already more than $4m

In Eric’s recent videos, he still managed to spot FH landed for those in the 3.x-4.x mil range. So I guess he is the expert and I shouldn’t doubt him.
