CPU temperatures very high

I just RMAed my motherboard, and then apply a thermalcote generic thermal grease, and then securely install the heatsink. Right now the temperature hovers like around 50 for room temperature when idle, and can hit even 70 degrees. Aircon room is about 36-42 when idle via HWMonitor.

Any chance this can be due to improper alignment or broken contact points for the CPU chip? But I aligned it already and if it broke, it should not even start up right?

Please help...

What casing are you using and got exhaust and intake fans? Likely poor ventilation is the issue.

Shouldn't be, because I leave the case open is still the same temperature. And plus I remember there weren't temperature issues before I RMAed the motherboard.

What are usual temperatures in a 25 degrees aircon room?

you got seat the cooler properly anot?

Got clean the old TIM residue off?

I last time never seat the cooler properly and ran P95..... close call....
