Buy solely for self stay and convenience, don’t expect potential cap gain.
Not just no meat, bones also no more already. Every direction also bay window, if it ever en bloc maybe developer will lose built up area.
Kovan melody 3 bedders was priced at 650k thereabout in 2005/2006. Now it went up to 1.4mil.
So how much meat left or whether got bones left or not shall let the buyers decide![]()
I always think markets should move as a whole. If the new launches have "meat" to grow, these older resales should also have "meat".

One thing I learnt is good location still Beats a FH at ulu location.
Thus, it’s indeed commendable to see an old condo like KM can still hit 1.4xmil for a 3 bedder.
3 bedroom in Melody is 1.6mil now not 1.4mil. Hahaha. Can laugh to bank.

kovan has always been a keen location for me.
Serangoon got a few projects in lorong chuan area but location not as good as kovan's

There is the garden residences...affinity @ serangoon. But actual at all these locations are far from amenities and not “really” in serangoon. I wonder why people buy haha. The power of marketing.
Lorong Chuan there is The Scala, quite near Lorong Chuan MRT.
