Kovan residence even if one day you decided not to stay you can also rent out easier .

Both Kovan melody and Kovan residence no meat left.
Buy solely for self stay and convenience, don’t expect potential cap gain.

Not just no meat, bones also no more already. Every direction also bay window, if it ever en bloc maybe developer will lose built up area.

Kovan melody 3 bedders was priced at 650k thereabout in 2005/2006. Now it went up to 1.4mil.
So how much meat left or whether got bones left or not shall let the buyers decide :D

I always think markets should move as a whole. If the new launches have "meat" to grow, these older resales should also have "meat".

One thing I learnt is good location still Beats a FH at ulu location.
Thus, it’s indeed commendable to see an old condo like KM can still hit 1.4xmil for a 3 bedder.

if my memory serves me well,Kovan Melody is closest to MRT
So I would take it for sure
won't bother about 99YL whatever lease decay rubbish talk
by 30th year would have enbloc and got you some profit already
meanwhile you stay in still enjoy free stay plus convenience:):)

Opps actually is right lar
Enbloc first bid should go through mah
If flat owners sensible with enbloc bottom line price

3 bedroom in Melody is 1.6mil now not 1.4mil. Hahaha. Can laugh to bank.

subscribed for research purposes 6 years later :D

kovan has always been a keen location for me.

Serangoon got a few projects in lorong chuan area but location not as good as kovan's

Lorong Chuan there is The Scala, quite near Lorong Chuan MRT.

How about serangoon area?

There is the garden residences...affinity @ serangoon. But actual at all these locations are far from amenities and not “really” in serangoon. I wonder why people buy haha. The power of marketing.

Not so high yet. A 1292sqft is still 1.4xmil thereabout on average. But it’s consider commendable for an old condo.

I agree location is everything la. It’s about zooming into the area then find the best property at best price for that area - FH or LH, doesn’t matter for rental or own stay for at least next 10-15 years.

they are still serangoon lah, serangoon north area.

there's an existing Kensington Park project, 999 LH. that project is old but gold, location aside.

amenities are really good.

Visited a friend at Kovan Melody and was nice to enjoy the wide spaces and swimming pools. A lot of kids playing around the huge grounds and basketball court. I also noticed quite a number of expats from France. The property seemed very well kept despite its age and so much parking was available. My friends unit was facing the landed properties and got to see the nice sunset. I think the nearest HDB or tall building is like over 1 km away? It was very breezy and quiet at night. Great to have the Kovan MRT escalator beside the condo entrance and it is connected to heartland mall which has a cold storage.
