Bro I’m the basket of new launch not all are in D21..Midwood D23 already, in ulu Hillview.. Parc clematis is D5 (Clementi area)..
oh i didnt know, i thought D21 is all of clementi plus upper bukit timah from beauty world all the way to hume and hillview.

When i asked my colleague where she stay, she always say upper bukit timah though its hillview so i assume all come under D21

That’s the beauty of playing with the ends of road names..

One colleague of mine kept boasting he stays at Bukit Timah.... when I asked which district... you guessed it, he added Upper BT..


Another was more funny... his is really Bukit Timah Road, but I think the end portion, near Little India mrt... not the stretch with good schools...

d21 is beautyworld, KAP, maju up till ulu pandan area.. my loose understanding plus/minus abit.

Hahaha.. what matters to me is be clear why you buy that specific unit and the area in general. Too many factors involved, in particular for homestay. Many intangibles involved. Pricing becomes not the most important consideration, but just 1 of the many factors..

For investment different.. pricing and location becomes most important primary factors..

yea and daintree at $18-19xx PSF may also have other factors, like smaller 2 BR, 4m high ceiling, premium pool facing, or highest floor etc. Most importantly pocket must be deep to ride through any downturn.

I’m going to stay in the area at least 12 years... likely longer... haha.. anyway my next self stay property will be last.. when kids grow up and move out..

We had discussed extensively on D23 before. Many resale condos there either breakeven or sell at a loss.
Hmm...curious why there’s sudden interest in hillview discussion again?
It’s just an area packed with sea of condos at an ulu district, nothing much else.

I wrote a couple of times that I really met sellers happy to lose money when they resell...

This means when they bought, mentally they are also happy even though they expect they would lose money when they sell... and yet they buy...

So don’t be too concerned

SOK is about 5mins walk to kovan mrt and having shops inside, florance is in between kovan and hougang MRT, you can say it s near to two MRT but both distance is more than 700meters
How is SOK 5 min walk to mrt? You can literally see the MRT entrance across the junction at Tampines Rd once you exit SOK. Its not even a 3 min walk.

For Florence, to NEL Hougang is a smelly 800m minimum and 900m to NEL Kovan. When CRL Hougang is up, the nearest exit is ~500m, that is still subjected to a long underground walkway to the platform. The right word is Florence is near nowhere.

To be fair Midwood is a high rise development while the other 2 mentioned is a short short Dev.
some buyers prefer high rise with a view (which may be blocked by future Dev). Have shared here, basic amenities for Midwood is just right next door with Hillv2. Of coz no cheap hawker food around.

It’ll be interesting to see if there will be any hdb upgrader effect in the coming few months/years. There are 6250 units in Choa Chu Kang (Sunshine Gardens/Keat Hong series) hitting MOP from Q2 2020 to Q42021 with majority in 2021. On the other hand, Punggol and Sengkang have a total of 11824 units that MOP from Q12020 to Q42021. We have already been seeing high transactions in Sengkang and Punggol in the recent months, will we see the same for Hillview vicinity? 🤔

i remember the HDB in toh yi all near $1mil mark, upgrading effect if any likely to be from toh yi area, shiok man sell a toh yi HDB for near to a mil then upgrade to a condo nearby

I have friends (late 20s) in All the keat Hong series and all of them hit MOP this year. Promote the BTO to them back in 2012-2014.
Most are looking to exit this year and to upgrade to bigger HDB like exec/Massionate in the locality of Bukit Batok/Gombak, CCK or Bukit Panjang.

A minority of their neighbours upgraded to the newly MOP ECs like Sol Acres, Rainforest and Blossom Residences hence we are seeing a high volume of transactions for these ECs.
Rare for the BTO upgraders to upgrade to new launch condos or S1B2 case since they are looking for own stay and their kids are schooling in the area + Parents staying in the west hence this group prefer resale over new launches.

No.. I’ll remain in CCK area condos.. there’s more potential for upside down the road as CCK is considered the northwest hub as the interchange for Jurong region line.. Hillview comparatively really nothing much in the future.. its still a nice and quiet place to live.. don’t get me wrong.. but cannot see much upside in it.

i also dont see any upside in hillview, but i shortlisted that area previously because its super serene and quiet, good if you want a secluded enviroment, esp near hillvista area

Another condo i like was hillside, some may find it ulu but its deeply nested inside a park, super remote and serene

Hillside exit during morning peak hours very troublesome.. have to make a u turn and not many cars will give way during the peak..

yeah that u-turn stretch to go into PIE further down always very jammed. i think park natura and hillside at $13xx FH still very fair. Vs midwood or mount botanik at $16-18xx

if given an option i will still choose the beauty world stretch due to the schools, amenities and cheap food

There's a stall at bt timah hawker (near main staircase) selling nice charsiew rice/wanton mee~

yea that area quite popular, there was a white carrot stall that was featured in li nan xing ch 8 show yesterday.

I walk across that junction quite often... it's around 3 min on average pace if there's no traffic light. However, it's so busy during morning/evening that for most of the time you will waste another few minutes at the junction.

To me, it's fair to add a few minutes of walking time to each traffic junction encountered along the way to the station.

Oh yeah..that stall has been around for quite a while already even before the major reno took place. Other popular stalls will be the satay beehoon,chicken rice, fish soup, bbq chicken wings :s12:
