The issue with boutique unit is the restricted/limited number of transaction taking place and thus, may have implication on price appreciation. I can’t say it applies to all boutique dev but majority.

Agree. Small number of units with low volume of transactions can mean stagnating prices. One other worry for small developments is the longer term maintenance cost. Smaller number of units to share cost when things break down.

So Daintree with 327 units (from website i seen) is considered mid-size condo?

and View @ Kismis with 186 units also considered mid-size?


Noma 50 units boutique, how come people also buying?

I don’t admit to be an expert. Still learning myself. The other folks here can perhaps better explain.

From the article, I believe most investors should like moderate size condos, not too big (>700) and not to small (100 or less). But there are many reasons why people buy a place. Some prefer smaller developments for privacy or the location could be a special draw, very near a good school etc.

I still cannot understand why anyone would pay $1700 psf for 99 years Daintree when they can get a freehold at Eunos easily at $1100 psf??? Or even lower at pasir panjang.

Or signature park? Newer will be kap residences?

For me..it's nearer to my kids school and prefer new projects. Also nearer to my in-laws place as mil is helping to look after my kids during the day.

But more people use also can potentially lead to frequent breakdowns too? End of the day, doesn't make a big difference to me.

I think many buyers of Daintree purchase the unit for home stay. Comparing Beauty World to Enos, personally I think Beauty World offers a more relaxing serene environment and close proximity to the private enclave of Bukit Timah, Bukit Timah and Bukit Batok nature reserves. Euno however feels more “cramped” and “messy”. I grew up in the west, so my opinion may be skewed..

Between the 3 nature themed development; Daintree, Kent Ridge Hill and Verdale, just curious how will you guys rank them?and what are your thought?
All 3 are nature themed, low rise low density and around 17xxpsf range...

welcome to add any other 99LH nature themed new launches...

ya i saw their showflat... low developer margins with really good furnishings... too bad located in overcrowded D21 and not walking distance to mrt.. or else nothing much to complain about verdale

If u are ok with LH and want something new and chio, don’t mind paying 17xxpsf Verdale is the one to go, if you want FH then Forett, if you want near to
MRT don’t mind paying 20xxpsf up then go for the LINQ.

Just saw the walk through of the showflat online..about same as what daintree is providing ah.. in terms of furnishings

Time to scout for areas there to open my pet shop hehe :D

Think the soon-to-be thriving neighbourhood should bring me some good business plus these private condo stayers should be a good target crowd for my business :D

Better start scouting now before the commercial properties around this region start pricing up with higher crowd flow ~~
