Unless otherwise stated, buy at PC Themes, #04-15, and ask for discounts. DIY yourself. If you can't into DIY, get PC Themes to assemble for you for a fee.

Disclaimer:

1) Due to the severe lack of budget, this rig:
-Has no Gigabyte components whatsoever
-Has the colour scheme of Rainbow Pimp Gear
-Has no SSD

2) This rig is only capable of playing Dying Light, Evolve, Tomb Raider and all upcoming games at High settings in 1080p. However, this rig can still play DOTA 2, CS, NFS and L4D at max settings smoothly in 1080p.

3) Got Mastercard? Consider buying the GPU and casing from lazada.com on a Monday and get 10% discounts when you pay with a Mastercard.

Suggest you top up the budget to get a higher end graphics card if this is meant to be a gaming rig.
Looking at some of the latest game's requirement (Assassins Creed Unity etc) since you mentioned upcoming games, R9 280 is barely at the min requirement.
