I intend to build it for future proof for the games in 5 years time.

My bro got the 1070 palit at around $509 few weeks ago. $419 top up abit can get 1070 liao. If want 1060 maybe can consider the 3gb version for $2xx - $3xx or the palit 1060 storm x for $275. The Zotac GTX 1060 6GB AMP edition for $419 abit bo hua.

I'm just a little lazy to find deals and just quote the standard price from PC theme price list. Since ts chosen gtx 1060 6gb dual fan G1 Gaming from Gigabyte, I'd match his choice with a cheaper one that come with longer warranty which is the Zotac AMP. $509 gtx 1070 is during online sales only. Now it sells $580 on Lazada. Even after $30 SC credit card discount code, it's still on $550.

No Need Z170 Mobo if getting i5-7500 and not planning to overclock. Can get a cheap B250 board with the features you want.
Older boards like H110/B150 also can but might need to get them to flash the BIOS for you.

Also, probably not much need for CPU Fan if you use in air-conditioned room. Stock fan should be good enough, if need can buy in the future.

1060 3GB should be enough if you are playing on 1080p. Can save about >$150 instead of 6GB, otherwise just go for 1070, worth the extra.

No problem
Stable. Check out my specs on the right. Running max load of 75deg after overclocked to 3.75ghz on stock cooler. 60+ max on gaming.

No overheating. It will run higher than the stock preset nonetheless due to gpu boost. If you don't do overclocking on the gpu and let it settle with gpu boost, you won't have thermal issue at all.

Unless you really need the features that the H270 board has that is not present in the B250, suggest you go for B250 board or just the basic H110 boards.

H110 : Budget Basic Mobo
B250 : Slightly more features than H110
Z170/270 : Only if you are going to overclock your CPU

Can take a look at these options if u having problem deciding:
ASUS Prime B250M-A ($456)
Asrock B250M Pro 4 ($448)
ASUS H110M-A M.2 D4 ($403)

Price assuming coupled with i5-7500 from PCThemes

If you are going for Ryzen, then just stick with the mobo that singupingu recommended u

I have already lost touch with what is good and not in the market but what I have now runs Dota 2 smoothly and not much issues though I have yet to touch it for around 4 months.

I am looking to see what I can upgrade from my current rig to improve it example like changing the GPU, and upgrading the RAM to 16GB Corsair Vengeance LP 16GB DDR3, changing out the SSD to a 250GB or 500GB and maybe the PSU as well?

Lastly I have a monitor and TV that both would run better on HDMI and I only have a single HDMI port on my GPU would going a lower end cheaper GPU and getting SLI bridge be more advisable than getting a high end dual HDMI port GPU?

PLEASE HELP ME as my rig is super old and outdated I need all the help I can get to help me.

Regarding gpu, don't bother sli. You don't have enough power + the tech is not optimized widely + not all games supports it. Your monitor have DVI input or not? If have, get any gtx 1060 gpu will do. The 3gb version should do you just fine. Otherwise, get Asus Dual GTX 1060 3gb. If I remember correctly, only Asus make 2x HDMI for their gpu for vr-friendly purpose. The Asus Dual pricing is not bad on Lazada, $319 before any discount, potentially $289 if you can get $30 discount with Standard Charted on Wednesday.
