Family of 5. Would you pay $900k- $1m for a 30 year old EA/EM HDB flat that is between 1500-1600 sq feet, or $850k for a newer 5 room HDB flat (6-10 years old) that is 1300 sq feet, or $680k or a 4 room HDB flat that is 990 sq feet (6-10 years old).

Provided all near MRT, near malls and other amenities.

Recently saw a few EA, EM quite tastefully done and the space quite big.

i don't like stairs personally.
dangerous for young kids (if you have) when going up and down.
when you are older too.

4 room. if it is not a corridor unit with windows facing corridor.
4 room qualified for more govt chicken wings.

If can, stick to 5room and try to make 4th bedroom.

EA/EM, town council monthly fees higher, and when gov give whatever vouchers/rebates, you get the least.

just get 5 room. unless you very sure you won't moved out in the future

I went with 5 room resale (1200sqft) for my family of 4. It really depends on your family. Turned out we didn't need all the space but I think we might gradually need the space as my kids grow up.
