because year by year property price increased... when ELTA TOP, u will NEVER find a NEW launch at avg 2500psf in clementi anymore. Unless u wanna go for older resale but how much cheaper? That's something u need to consider for yourself whether is it justifiable. I agree that Clavon will be cheaper than ELTA when comparing between resale when ELTA TOP. The comparison will go down to floorplan/age/price. I've seen some particular group of ppl ppl who is willing to pay for brand new condo without waiting time or even picky about the 4 years difference in age.
